Commercial Construction Estimator

Work Location Requirements: This is a fully on-site position based in Jacksonville, FL. Remote and hybrid work arrangements are not available. Candidates must currently reside within commuting distance of the office, as relocation assistance is not offered.

Role and Responsibilities

The Estimator is responsible for preparing accurate and competitive cost estimates for construction projects while supporting the company's Pre-Construction department. This position reviews construction documents, performs quantity takeoffs, evaluates subcontractor proposals, and identifies potential project risks and cost-saving opportunities. The Estimator works closely with the Pre-Construction Manager, project teams, subcontractors, and vendors to ensure estimates are comprehensive, competitive, and aligned with project requirements.

·       Estimate Preparation: Prepare detailed construction cost estimates, including labor, materials, equipment, and subcontractor costs.

·       Bid Solicitation and Analysis: Solicit and evaluate subcontractor and supplier proposals, ensuring competitive pricing and adequate bid coverage.

·       Project Documentation: Review construction drawings, specifications, and other project documents to identify scope requirements, potential risks, and cost impacts.

·       Quantity Takeoffs: Perform accurate quantity takeoffs from construction drawings to determine material quantities and associated costs.

·       Scope Review and Bid Leveling: Compare subcontractor proposals, identify scope gaps or exclusions, and assist in resolving pricing discrepancies.

·       Cost Analysis: Research and analyze material, labor, and subcontractor pricing to identify cost-saving opportunities and maintain competitive estimates.

·       Value Engineering: Assist in identifying alternative materials, methods, and construction approaches that may improve project value.

·       Pre-Bid Coordination: Participate in pre-bid meetings, site visits, and project walkthroughs as needed to better understand project requirements.

·       Estimate Updates: Revise estimates as project drawings, specifications, and scope requirements change throughout the pre-construction process.

·       Communication and Coordination: Collaborate with the Pre-Construction Manager, Project Managers, subcontractors, and vendors to ensure accurate and timely project information.

·       Reporting and Documentation: Maintain organized estimating records, bid comparisons, cost reports, and supporting project documentation.

·       Project Handoff: Assist in transitioning awarded projects to the operations team by communicating estimated costs, project assumptions, and identified risks.

·       Bid Deadlines: Manage assigned estimating responsibilities to ensure accurate and timely completion of bids and proposals.

Qualifications:

·       Minimum of 3 years of experience in construction estimating or a related construction role.

·       Proficiency in Microsoft Office Suite, particularly Excel.

·       Familiarity with construction estimating and project management software, such as Procore, PlanSwift, and BuildingConnected.

·       Ability to read and interpret construction drawings, specifications, and project documentation.

·       Understanding construction materials, methods, labor costs, and subcontractor scopes of work.

·       Strong analytical skills and attention to detail.

·       Effective written and verbal communication skills.

·       Strong organizational and time management skills, with the ability to manage multiple estimates and deadlines.

·       Ability to work independently on assigned responsibilities while collaborating with the Pre-Construction team.
