Maintenance Superintendent – Affordable Housing
Location: Tyngsboro, MA area
A well-established property management company is seeking a skilled Maintenance Superintendent with affordable housing experience to lead maintenance operations for an apartment community in the Tyngsboro, MA area. This role is responsible for the overall condition, safety, and appearance of the property while supporting occupancy and budget goals.
Key Responsibilities
- Oversee daily maintenance operations, ensuring the property meets safety, appearance, and operational standards
- Maintain curb appeal and conduct regular inspections of buildings, units, systems, grounds, and common areas
- Lead unit turnovers and “make-ready” processes to ensure apartments are prepared for occupancy within targeted timelines
- Assign, track, and complete work orders and service requests promptly and professionally
- Perform or oversee repairs including HVAC, plumbing, electrical, appliances, carpentry, drywall, flooring, and grounds
- Schedule, supervise, and monitor maintenance staff and third-party contractors
- Manage parts, tools, and supply inventory; maintain organized maintenance shop and logs
- Document capital needs, prepare scopes of work, solicit bids, and oversee approved projects
- Communicate apartment readiness status to leasing staff and management
- Maintain accurate maintenance records, inspection logs, and preventive maintenance schedules
- Participate in on-call rotation to provide 24/7 emergency maintenance response as required
- Ensure unsafe conditions are corrected immediately and promote a safety-first culture
- Support resident retention efforts and property communications as needed
- Maintain confidentiality and comply with all company policies and affordable housing requirements
- Perform additional duties as assigned
Qualifications/Requirements:
- Prior maintenance leadership experience in affordable housing preferred
- Strong technical knowledge of building systems and apartment maintenance
- Proven ability to troubleshoot, prioritize, and manage time-sensitive repairs
- Ability to work independently and under pressure, including emergency situations
- Strong communication and interpersonal skills
- Organized, detail-oriented, and accountable
- Professional, dependable, and ethical with a hands-on approach
- 2 or more years of related experience including experience in apartment communities.
- Working knowledge of repairs/maintenance of drywall, lock change, and light electrical, carpentry, flooring, plumbing.
- HVAC knowledge is strongly preferred.
- Background check required- including driver’s license/DMV check
Pay: $28.00 - $32.00 per hour
