About the Role

As Transaction Manager, you'll partner directly with our producing brokers on both landlord representation and tenant representation engagements, managing the full lifecycle of industrial leasing transactions from first pitch through closing. Our brokers rely on you to keep deals moving, clients informed, and every detail buttoned up, so they can focus on strategy, business development, and dealmaking.

This is a client-facing role for someone who communicates confidently with tenants, landlords, attorneys, and cooperating brokers, and who has a strong command of industrial real estate fundamentals across warehouse, distribution, manufacturing, flex, and logistics properties.

What You'll Do

Drive Transaction Execution

• Manage industrial leasing transactions from inception to close across multiple concurrent deals
• Track pipelines, milestones, deadlines, and deliverables to keep every deal on schedule
• Prepare, review, and analyze Letters of Intent (LOIs), lease proposals, term sheets, and lease amendments
• Coordinate due diligence including property conditions, zoning, environmental review, and operating expense reconciliations
• Manage deal documentation, signature workflows, commission agreements, and closing files

Support Clients and Brokers

• Lead the leasing team in maintaining best-in-market response times and delivering an exceptional client experience
• Serve as a day-to-day point of contact for clients alongside the producing broker
• Prepare pitch materials, tour books, market surveys, financial comparisons, Requests for Proposal (RFPs), and listing presentations
• Build and maintain lease comparable databases, availability surveys, and stacking plans
• Manage new listing onboarding, including listing setup, signage coordination, and brochure development
• Coordinate property tours, broker open houses, and client meetings
• Track leasing activity across the team and prepare activity reports for client and pipeline calls

 Own Market Coverage and Operations

• Maintain current knowledge of industrial market conditions, comparable lease transactions, vacancy, and rental rates within target submarkets
• Support business development through market research and proposal preparation
• Maintain complete, accurate transaction records and deal files in CRM and internal systems
• Keep stacking plans current and audit active listings across CoStar, Crexi, LoopNet, and the Colliers website for accuracy

What You Bring

• Bachelor's degree in Real Estate, Finance, Business, or a related field
• Experience in commercial real estate is preferred; 3 years of experience ideally in industrial and/or leasing transactions
• Strong understanding of commercial lease structures, terms, and the industrial asset class
• Proven ability to manage complex, concurrent transactions on tight deadlines
• Strong analytical and financial modeling skills
• Proficiency in Microsoft 365, CoStar/LoopNet, RCM, Mailchimp, Adobe, and Ascendix RE (Salesforce)
• Excellent written and verbal communication skills with a polished, client-ready presence

  Nice to Have

• Active Colorado real estate license, or willingness to obtain one within a defined period
• Experience supporting producing brokers across both landlord and tenant representation engagements

• Compensation: $70,000 to $90,000 annually, commensurate with experience, plus bonus eligibility
