Job Overview
We are seeking an experienced Commercial Construction Superintendent to oversee and manage construction projects from inception to completion.
The Commercial Construction Superintendent directs field supervision activities and coordinates all aspects relating to the construction of commercial and other construction projects, including, but not limited to, commercial projects and remodels that may include site work and utility installation. This role requires strong leadership, organizational skills, and a deep understanding of construction processes and safety regulations.
Essential Duties and Responsibilities

- Maintains knowledge of construction documentation for all assigned projects, including project directories, subcontractor/vendor logs, subcontract agreements, project budget approvals, and submittals, as well as all civil, architectural, mechanical, electrical, and interior design documents
- Communicates project requirements to the Commercial Construction Manager (CCM), including a written Daily Jobsite Report (DJR) that is due before leaving for the day
- Follows the project schedule drafted by CCM, which may be updated from time to time
- Reviews and manages the project schedule and maintains projected timeframes, including forecasting all material and subcontractors
- Contact subcontractors and vendors, confirming the start times, completion, and any materials needed to keep the schedule on track
- Confers with supervisory personnel and subcontractors to resolve complaints and disputes
- Confers with supervisory and management personnel, inspectors, and suppliers of tools and materials to resolve construction conflicts and improve construction methods
- Inspects work in progress to ensure the adherence to construction schedules and that workmanship conforms to specifications
- Ensures that the health and safety company policies, as well as all OSHA guidelines, are followed in every aspect of construction
- Ensures that all projects keep a current set of red line drawings documenting any addition and deviation from the construction documents, including marking all utility lines that are marked by locate companies
- Takes job site photos at a minimum of once a week and sends them to management for review and to the Commercial Construction Administrator (CCA) for filing
- Participates in pre-construction activities to review and help create the construction documents that meet company needs and eliminate coordination issues during construction
- Reviews and addresses any warranty issues that arise during the warranty timeframe of construction projects, including a review and assessment of items past the warranty period
- Responds to voicemails within 24 hours
- Attends and participates in regular company meetings with subcontractors, vendors, and municipal representatives
- Ensures that projects are open and closed for operation hours
- May be required to work outside of regular hours to ensure company policies are met and projects are secure
- Uses knowledge and understanding of local code and inspections to achieve a Final Building inspection and Certificate of Occupancy from the local governing authority
- Maintains working relationships with other company departments involved with assigned projects
- Assists the CCM with subcontractor pay applications as needed to ensure payment is in correspondence with actual work performed or material stored on-site
- Assists as needed to help CCA complete Project Close-Out Documents
- Provides and operates a personal vehicle, preferably a truck, to visit projects and move materials as needed
- Observes all traffic regulations and maintains all required company insurance requirements for vehicle
- Performs all duties in adherence to Company standards
- Strives to maintain a safe working environment through the prevention of accidents, the preservation of equipment, and the achievement of safe working practices
- Maintains a positive and professional demeanor toward all residents, visitors, and co-workers
- Performs other duties as assigned
Qualifications (Education, Experience, Technical Skills)
Education and Experience:
- High School Diploma or equivalent required; Associate degree preferred
- 5 years of demonstrated experience working on multiple construction projects under construction at the same time
- 5 years of construction supervisory experience preferred
- OHSA 10 Hour certification required, 30 hours preferred
Skills and Knowledge:
- Must be able to read, write, and understand English with strong written and verbal communication skills
- Computer skills required
- Knowledge of plan procedures and construction specifications for starting and completion times and requirements for each phase of construction
- Ability to effectively use a cell phone, including answering phone calls, replying and sending text messages, and reading and responding to e-mails
- Strong customer service skills
- Ability to schedule all tasks involved in the construction process, including the ability to forecast and communicate long lead times to involved parties promptly
- Excellent subcontractor and field supervision leadership capabilities
- Ability to read and follow blueprints and all construction documentation
- Excellent time management skills
