What You'll Do
- Manage the full project lifecycle - estimating, bidding, buyout, construction, and closeout
- Perform takeoffs and develop competitive budgets independently
- Execute and manage RFIs, submittals, change orders, and change events
- Process AIA billings, lien waivers, and subcontractor and vendor invoices
- Build and maintain project schedules; attend and lead project meetings
- Read and interpret construction drawings and specifications
- Manage bonding, insurance requirements, and contract front-end review
- Execute punchlist and closeout process through final turnover
- Maintain and grow client and subcontractor relationships
- Support business development and cultivate new client opportunities
Requirements
- 5 years of GC-side construction project management experience
- Ability to run a project independently from bid to closeout - no guidance needed
- Strong knowledge of construction drawings, specifications, and CSI format
- Experience with AIA billings, lien waivers, bonding, and insurance
- OSHA 10 and OSHA 30 certifications
- Strong written and verbal communication skills
- In-person, Springfield NJ - no remote or hybrid
Preferred
- Experience across multiple commercial sectors: banking, healthcare, corporate, retail, or industrial
- Existing client or subcontractor relationships in the NJ/NY market
- Degree in construction management, engineering, or architecture
- Conversational Spanish
- Procore or similar construction management software proficiency
