PRECONSTRUCTION MANAGER
KEY RESPONSIBILITIES
Value Engineering & Cost Management
- Lead value engineering efforts across all preconstruction phases, identifying cost-saving opportunities without compromising design intent or quality standards.
- Develop, manage, and reconcile project budgets from schematic design through construction documents.
- Analyze design documents for constructability, cost risk, and value optimization opportunities.
- Prepare detailed cost models, conceptual estimates, and budget reconciliation reports.
Purchasing & Estimating Collaboration
- Work closely with the Director of Purchasing to align procurement strategy with project budgets and value engineering outcomes.
- Partner with the Director of Estimating to validate estimates, close budget gaps, and maintain cost accuracy throughout design development.
- Support bid packaging, scope development, and subcontractor buy-out in coordination with the purchasing team.
- Provide cost feedback to design teams in real time to keep projects on budget.
Preconstruction Management
- Manage the full preconstruction schedule and deliverable milestones for assigned projects.
- Coordinate with design teams, owners, and internal stakeholders to align on scope, schedule, and budget.
- Facilitate owner and design team presentations covering budget updates, VE options, and cost impact analyses.
- Maintain and continuously improve preconstruction templates, tools, and processes.
QUALIFICATIONS
Required
- 8 years of preconstruction, estimating, or related experience in commercial construction.
- Demonstrated experience leading value engineering efforts on ground-up or renovation projects.
- Strong proficiency in construction cost estimating software (e.g., Procore, Sage, On-Screen Takeoff, or similar).
- Proven ability to develop and manage budgets from early design through GMP.
- Excellent communication and presentation skills with ability to convey complex cost data to non-technical audiences.
Preferred
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field.
- Experience working in a general contracting environment with direct exposure to subcontractor procurement.
- Familiarity with design-build and integrated project delivery methods.
- LEED, DBIA, or other industry certifications a plus.

Salary : $150,000 - $180,000
