PRECONSTRUCTION MANAGER

KEY RESPONSIBILITIES

Value Engineering & Cost Management

• Lead value engineering efforts across all preconstruction phases, identifying cost-saving opportunities without compromising design intent or quality standards.
• Develop, manage, and reconcile project budgets from schematic design through construction documents.
• Analyze design documents for constructability, cost risk, and value optimization opportunities.
• Prepare detailed cost models, conceptual estimates, and budget reconciliation reports.

Purchasing & Estimating Collaboration

• Work closely with the Director of Purchasing to align procurement strategy with project budgets and value engineering outcomes.
• Partner with the Director of Estimating to validate estimates, close budget gaps, and maintain cost accuracy throughout design development.
• Support bid packaging, scope development, and subcontractor buy-out in coordination with the purchasing team.
• Provide cost feedback to design teams in real time to keep projects on budget.

Preconstruction Management

• Manage the full preconstruction schedule and deliverable milestones for assigned projects.
• Coordinate with design teams, owners, and internal stakeholders to align on scope, schedule, and budget.
• Facilitate owner and design team presentations covering budget updates, VE options, and cost impact analyses.
• Maintain and continuously improve preconstruction templates, tools, and processes.

QUALIFICATIONS

Required

• 8 years of preconstruction, estimating, or related experience in commercial construction.
• Demonstrated experience leading value engineering efforts on ground-up or renovation projects.
• Strong proficiency in construction cost estimating software (e.g., Procore, Sage, On-Screen Takeoff, or similar).
• Proven ability to develop and manage budgets from early design through GMP.
• Excellent communication and presentation skills with ability to convey complex cost data to non-technical audiences.

Preferred

• Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field.
• Experience working in a general contracting environment with direct exposure to subcontractor procurement.
• Familiarity with design-build and integrated project delivery methods.
• LEED, DBIA, or other industry certifications a plus.
