The in-house GC arm of a NYC multifamily developer is hiring a Pre-Construction Manager. The pipeline is there — your job is to make sure the numbers work before anything breaks ground.
You will sit alongside the development team, evaluate what they want to build, and tell them what it actually costs. That means pushing back on scope, challenging material selections, and driving value engineering decisions that keep projects profitable.
What you will be doing:
- Building GMP budgets and detailed estimates for ground-up multifamily and mixed-use projects
- Challenging scope and specifications when costs are unrealistic
- Conducting constructability reviews and identifying risk early
- Managing subcontractor bidding, scope leveling, and trade buyout
- Leading handoff to field operations with full budget alignment
What we are looking for:
- 7 years of preconstruction or estimating experience with a GC
- Ground-up multifamily background required
- Comfortable pushing back on internal stakeholders
- Strong takeoff skills — Bluebeam, Sage, or equivalent
- NYC metro market knowledge
Compensation:
- $160,000 to $180,000 base
- Annual bonus up to 10%
- Project completion bonus
- ESOP, 401(k) with match, medical, PTO
