A large condominium association in Brickell is seeking a Capital Projects Manager to oversee a multi-year capital improvement program across a high-rise residential community.
This is an owner-side role, responsible for managing major CapEx projects including pool replacement, window replacement, elevator upgrades, building improvements, common area upgrades and wider community regeneration. The successful candidate will coordinate contractors, consultants, engineers, vendors, board members and internal stakeholders to ensure projects are delivered safely, on schedule, within budget and to a high standard.
Responsibilities include:
- Manage capital improvement projects from planning through completion
- Oversee contractors, vendors, engineers, consultants and project stakeholders
- Manage project schedules, budgets, scopes of work and progress reporting
- Support bidding, procurement, contract review and vendor selection
- Review pay applications, change orders, cost reports and project documentation
- Monitor site progress, quality, safety, risks and resident disruption
- Coordinate communication between the board, ownership, residents and external project teams
- Help drive a 2-3 year improvement program across the community
Ideal background:
- Experience managing construction, renovation, restoration or capital improvement projects
- Background in condominium, high-rise, multifamily, hospitality, facilities or occupied residential environments
- Strong contractor/vendor management experience
- Comfortable managing budgets, schedules, contracts, pay applications and change orders
- Experience with building envelope, windows, elevators, pools, amenities, MEP or common area upgrades is highly desirable
- Strong communication and stakeholder management skills
- South Florida construction experience preferred
- Bilingual English/Spanish is a plus
Salary : $120,000 - $140,000
