Resident Service Coordinator

Job Overview:
The Resident Service Coordinator is responsible for overseeing service requests, resident satisfaction, and communication between onsite teams. This role supports Service Supervisors by coordinating, assigning, and following up on repairs while promoting teamwork, efficiency, and a high level of customer service across assigned communities.
Key Responsibilities:
- Review daily service request reports in Yardi
- Ensure service staff meets daily service request goals and responds to requests within 24 hours
- Report service-related findings and concerns to management
- Assist with resolving resident complaints related to service departments and/or contractors
- Maintain open communication between service and leasing teams to promote teamwork
- Review make-ready boards to ensure deadlines are met; make adjustments and notify leasing and/or maintenance as needed
- Inspect property grounds, buildings, vacant units, amenities, and overall curb appeal
- Organize, delegate, and oversee service team schedules in collaboration with the Service Supervisor
- Work with management to assist in overseeing capital improvement projects
- Inspect make-ready units to ensure they meet company standards and goals
- Document and maintain records of routine and emergency maintenance needs
- Assist management with obtaining purchase orders (POs) for contractor work and supplies
- Assist the Service Supervisor with scheduling contractor repairs
- Coordinate with onsite teams and residents regarding service request status (parts on order, contractor repairs, replacements, etc.)
- Update and follow up on non-routine service requests to ensure resident satisfaction
- Maintain various maintenance-related data and spreadsheets
- Maintain security of all property keys; ensure keys are not given to unauthorized individuals, including contractors
- Monitor key boxes and key logs daily to ensure all keys are accounted for
- Perform other related duties as assigned
Qualifications:
- Proficient in Microsoft Office or similar software
- Experience with Yardi systems preferred
- Excellent analytical, problem-solving, and critical-thinking skills
- Ability to identify issues and determine appropriate repairs
- Strong attention to detail with the ability to multitask
- Excellent written and verbal communication skills
- Ability to prepare routine reports and correspondence
Requirements:
- High school diploma or equivalent required
- Minimum of 2 years of customer service experience
- Property management experience preferred
- Ability to travel between multiple communities
- Ability to occasionally lift and/or move up to 25 pounds
- Valid driver’s license required
- Use of a personal vehicle during scheduled shifts is mandatory
