We are seeking an experienced, hands-on Property Manager to oversee a 200 unit, market-rate multifamily community in Oklahoma City. This is a high-impact leadership opportunity for someone who thrives in an operationally intensive environment and is motivated by turning around and stabilizing an asset.
This is not a luxury, plug-and-play property it requires strong leadership, resident engagement, and disciplined operational execution.
About the Role
The Property Manager is fully accountable for all on-site operations, including financial performance, leasing, resident relations, maintenance oversight, and team leadership. You will have direct oversight of leasing and maintenance staff and will work closely with regional leadership to drive occupancy, improve resident satisfaction, and enhance overall property performance.
Key Responsibilities
β’ Lead all daily property operations for a 200 unit community
β’ Drive occupancy, leasing performance, and resident retention
β’ Manage rent collections, delinquency, and financial reporting
β’ Oversee budgeting and monthly variance reporting
β’ Supervise and develop on-site team members (leasing maintenance)
β’ Walk units regularly and ensure quality control of make-readies
β’ Coordinate vendors and manage ongoing capital improvement needs
β’ Handle resident concerns with professionalism and urgency
β’ Ensure compliance with Fair Housing and local regulations
What Weβre Looking For
β’ 3 years of on-site multifamily property management experience
β’ Experience managing 150 unit communities preferred
β’ Background in Class B or Class C assets strongly preferred
β’ Strong resident relations and conflict resolution skills
β’ Experience managing high unit turnover and make-ready coordination
β’ Proven ability to lead, hire, and develop on-site staff
β’ Budgeting and financial reporting experience
β’ Comfortable in a fast-paced, hands-on environment
CAM or ARM certification is a plus.
