SubContractor Coordinator

Position: Subcontractor Coordinator (1099 Contractor)

Location: Local/Remote – Subdivisions in Surrounding Areas
Compensation: $2,500.00 per home closed
Anticipated Closings: Approximately 3-10 houses per month

Position Summary:

Blue Mesa Homes is seeking an experienced Subcontractor Coordinator to support our growing residential construction operations. This role is responsible for developing and maintaining a reliable network of subcontractors, collecting bids based on our house plans, and coordinating communication between subcontractors and the builder.

The ideal candidate will have a strong background in estimating and subcontractor relationship management. This is a 1099 independent contractor position, with compensation based on performance and the successful closing of each home.

Key Responsibilities:

• Proactively identify and contact subcontractors in the local and surrounding markets
• Build and maintain a backlog of qualified subcontractors interested in upcoming projects
• Request and collect work estimates based on existing house plans
• Clearly communicate subcontractor bids and availability to the builder
• Provide detailed contact information and documentation for each subcontractor
• Maintain positive, professional relationships with a wide range of trades

Qualifications:

• Minimum 5 years of experience as a General Contractor or Subcontractor Coordinator in residential construction
• Proven ability to cold call and build new subcontractor relationships
• Strong knowledge of construction plans, scopes of work, and estimating processes
• Excellent written and verbal communication skills
• Highly organized and self-motivated
• Must be able to operate independently and meet deadlines
• Must work as a 1099 independent contractor

Compensation:

• $2,500.00 per home closing, depending on experience and qualifications
• Payment is made upon the successful closing of each home.
• Anticipated volume is approximately 3* to 10 houses per month* with the potential for more as the Builder picks up speed.
• This position will share responsibilities with another company Subcontractor Coordinator. If both Coordinators happen to put subs on the same house, the $2500.00 fee will be split between the two at closing.
