We’re looking for an Assistant Property Manager to join our team in Miami and play a key role in delivering exceptional resident experiences while ensuring operational excellence across our multifamily portfolio.
As the right hand to the Property Manager, you’ll be at the center of daily operations—balancing resident relations, financial performance, compliance, and vendor coordination.
Key Responsibilities:
Resident Experience & Tenant Relations
Be the first point of contact for residents—handling inquiries, resolving complaints, and ensuring a high level of satisfaction while maintaining compliance with lease agreements and company policies.
Rent Collections & Delinquency Management
Oversee rent collection, follow up on late payments, and manage eviction processes in alignment with company guidelines.
Property & Unit Inspections
Conduct pre-renewal, move-out, and building inspections—ensuring timely documentation, compliance, and reporting.
Move-Out Coordination
Support the full move-out process, including inspections, damage documentation, and preparing units for re-rental.
Work Orders & Maintenance Coordination
Manage and schedule internal and external work orders. Collaborate with vendors and ensure all work is completed on time and within budget (with proper approvals).
Purchasing & Inventory Management
Oversee materials, tools, and purchases—ensuring accurate tracking, proper usage, and timely submission of invoices.
Compliance & Operations
Support regulatory compliance, safety standards, and property certifications in line with Miami-Dade requirements and company policies.
Vendor Management
Coordinate with vendors to ensure proper documentation, approvals, and seamless execution of services.
✔️ Minimum 3 years of Assistant Property Management experience
✔️ Certifications such as CAM, ARM, or RMP (preferred)
✔️ OSHA 30-Hour Certification (required)
✔️ Experience with AppFolio or similar property management software
✔️ Strong knowledge of Miami-Dade building codes (low/mid-rise multifamily)
✔️ Proven ability to manage vendors/teams (5–10 people) and improve operational efficiency
✔️ Experience handling permits and compliance processes
✔️ Highly detail-oriented, organized, and proactive communicator
Role Description
This is a full-time, on-site role for an Assistant Property Manager based in Miami, FL. The Assistant Property Manager will oversee daily property operations, including tenant communications, lease administration, handling maintenance requests, and ensuring tenant satisfaction. Additional responsibilities include assisting with rent collection and tenant billing, maintaining compliance with property regulations, conducting property inspections, and supporting the Property Manager in overseeing vendors and contractors. This role requires multitasking, organization, and strong interpersonal skills to effectively engage with tenants and manage property tasks.
Qualifications
- Skills in tenant relations, property management support, and lease administration
- Knowledge of maintenance request processing, vendor coordination, and conducting property inspections
- Experience in financial aspects: rent collection, tenant billing, and recordkeeping
- Strong administrative skills, including document management, scheduling, and attention to detail
- Excellent communication, problem-solving abilities, and a customer-first mindset
- Proficiency in property management software and Microsoft Office Suite
- Bachelor’s degree in Business Administration, Real Estate, or a related field preferred
- Prior experience in property management or real estate is a plus
- Knowledge of Miami, FL property laws and regulations is a benefit
