Blayze Group is partnering with a growing Texas-based general contractor specializing in ground-up multifamily construction.

The business delivers a range of apartment developments, including garden-style communities, mid-rise wraps, walk-up buildings, and podium construction. With an established portfolio and further projects planned across Texas, my client is appointing an experienced Multifamily Estimator to strengthen its preconstruction capability and support continued growth.

This position will take responsibility for preparing accurate estimates from early design through final bid, working closely with ownership, architects, engineers, subcontractors, and project teams.

The company places a strong emphasis on value engineering, cost efficiency, and identifying practical opportunities to improve buildability without compromising the quality of the finished product.

The Role

• Prepare conceptual, schematic, design development, and construction document estimates for ground-up multifamily projects

• Develop detailed quantity take-offs, scopes of work, bid packages, and subcontractor comparisons

• Manage the subcontractor bidding process, including bid invitations, follow-up, coverage analysis, and scope leveling

• Review drawings and specifications to identify scope gaps, discrepancies, risks, and value engineering opportunities

• Work closely with architects, engineers, developers, and construction teams throughout preconstruction

• Produce accurate project budgets and maintain cost information as designs progress

• Analyze subcontractor and supplier proposals to ensure complete and competitive coverage

• Support constructability reviews, site evaluations, scheduling, and procurement planning

• Maintain strong relationships with subcontractors and suppliers across the Texas multifamily market

• Track historical pricing and use market intelligence to improve estimating accuracy

• Assist with project handover from preconstruction into operations following award

Background Sought

• 5 years of estimating experience within commercial or multifamily construction

• Strong experience estimating ground-up multifamily developments

• Knowledge of garden-style, wrap, podium, or mid-rise apartment construction

• Ability to complete detailed quantity take-offs and scope reviews across multiple trades

• Strong understanding of subcontractor procurement, bid leveling, and cost analysis

• Experience working for a general contractor, multifamily contractor, or developer-builder

• Comfortable working with incomplete design information during early preconstruction

• Strong commercial judgment and attention to detail

• Established subcontractor relationships within Texas would be advantageous

• Proficiency with estimating, take-off, and construction management software
