Position Description

The Procurement Specialist is responsible for managing the procurement lifecycle for multiple construction and Pre-Engineered Metal Building (PEMB) projects. This position serves as the primary point of coordination between vendors, project managers, engineering, accounting, legal, and operations to ensure materials and services are procured accurately, competitively, and delivered on schedule in accordance with project requirements.

 

Key Responsibilities

The Project Manager is responsible for the successful execution of multiple construction and Pre-Engineered Metal Building (PEMB) projects from contract award through final closeout. This position serves as the primary point of contact for clients, subcontractors, vendors, and internal teams while ensuring projects are delivered safely, on schedule, within budget, and in accordance with contractual requirements.

 

  • Purchase Order Management: Prepare, review, and issue purchase orders to vendors in accordance with approved project budgets, schedules, and contract requirements.
  • Quote & Bill of Materials (BOM) Review: Review vendor quotations for completeness, pricing accuracy, and compliance with project Bill of Materials (BOM), drawings, specifications, and scope requirements prior to award.
  • Vendor Contract Coordination: Review vendor terms and conditions and coordinate with the company's legal team to identify contractual risks, negotiate acceptable terms, and ensure compliance with company standards.
  • Vendor Schedule Management: Track vendor progress including engineering, shop drawings, material procurement, fabrication, shipping, and delivery milestones to ensure compliance with project schedules.
  • Project Coordination: Maintain regular communication with project managers and vendors regarding procurement status, schedule updates, manufacturing progress, and potential risks or delays.
  • Reporting: Provide regular procurement reports and status updates to Project Managers and the PM Director, identifying critical procurement activities, schedule impacts, and recommended corrective actions.
  • Vendor Relationship Management: Develop and maintain strong working relationships with existing vendors while ensuring responsiveness, quality, competitive pricing, and on-time performance.
  • Vendor Performance Management: Monitor vendor quality, responsiveness, pricing competitiveness, delivery performance, warranty issues, and overall supplier effectiveness to support continuous improvement.
  • Vendor Research & Qualification: Identify, research, and evaluate potential new vendors, manufacturers, and subcontractors. Prepare vendor evaluations and recommendations to assist management in the qualification and approval process.
  • Cost Analysis & Value Engineering: Assist in identifying cost-saving opportunities through competitive sourcing, value engineering alternatives, and strategic procurement initiatives while maintaining project quality requirements.
  • Procurement Documentation: Maintain complete procurement records including purchase orders, vendor correspondence, quotations, schedules, and contract documentation in accordance with company procedures.

 

Qualifications

  • 5 years of experience in procurement, purchasing, supply chain management, or project coordination within the construction industry.
  • Experience with Pre-Engineered Metal Buildings (PEMB), Structural Steel, Blast-Resistant Buildings, or Industrial Construction is highly preferred.
  • Strong understanding of construction drawings, Bill of Materials (BOMs), specifications, procurement processes, and vendor management.
  • Experience reviewing vendor quotations, contracts, and commercial terms.
  • Ability to interpret architectural, structural, fabrication, and engineering drawings.
  • Strong organizational, analytical, negotiation, and problem-solving skills.
  • Excellent communication and relationship management skills with both internal teams and external vendors.
  • Ability to manage multiple procurement packages and vendor schedules simultaneously while maintaining attention to detail.
  • Proficiency with Microsoft Office Suite, ERP systems, and procurement/project management software.
  • Experience working with legal teams on contract review and risk management is preferred.
  • A bachelor’s degree in supply chain management, Construction Management, Business Administration, Engineering, or a related field is preferred but not required.
