Position Summary:
Arkansas Tech University is seeking a dedicated and experienced Residence Hall Maintenance Supervisor to oversee the maintenance operations of all campus residence halls. This role ensures a safe, functional, and welcoming living environment for students by managing daily maintenance tasks, supervising staff, and responding to after-hours issues as needed. The standard work schedule is 8 hours per day with a one-hour lunch break. Flexibility for on-call or emergency response is required.
Essential Duties and Responsibilities:
Prioritize and manage daily work orders, ensuring timely resolution of high-priority issues.
Develop and share weekly maintenance agendas for review.
Demonstrate proficiency across a range of maintenance tasks and skilled trades.
Supervise and schedule daily maintenance activities and staff.
Track and manage maintenance budgets and expenditures.
Oversee minor construction projects and facility repairs.
Deliver excellent customer service to students, staff, and campus partners.
Conduct performance evaluations and provide feedback to maintenance staff.
Communicate after-hours incidents or emergencies to the appropriate supervisor.
Maintain accurate records using maintenance management systems.
Perform other duties as assigned.
Knowledge, Skills, and Abilities:
Customer service experience in a fast-paced setting.
Thorough understanding of building systems (HVAC, electrical, plumbing, carpentry, roofing).
Knowledge of preventive maintenance techniques and scheduling.
Excellent problem-solving and decision-making skills.
Proficiency in maintenance management software and office productivity tools.
Ability to read and interpret blueprints and technical documents.
Ability to lift and carry up to 50 pounds.
Budget management and cost estimation expertise.
Minimum Requirements:
Licensed in a skilled trade (electrical, plumbing, HVAC) with five years of management experience in maintenance or skilled trades
OR
Relevant pursuit of a license in a skilled trade (electrical school, plumbing school, or HVAC school) with 10 years or management experience in maintenance
OR
15 years of high-level management experience in a fast-paced environment.
Preferred Qualifications:
Experience in maintenance operations within a higher education setting.
Arkansas state boiler license.
Bachelor’s degree in a related field.
Familiarity with Arkansas state procurement processes.
Experience using computerized maintenance management systems (CMMS).
Work Location, Environment, and Physical Demands:
This position splits time between the Facilities Management office at ATU Russellville and each residence hall on campus.
Approximately 75% of the workday will be spent in the field completing work orders and managing projects.
The role requires physical activity, including lifting, pulling, holding, and other tasks typical in a maintenance setting.
