Key Responsibilities
- Entitlement Strategy: Manage the entitlement process from initial feasibility through final approvals, including zoning, land use, and permitting.
- Agency Coordination: Serve as the primary liaison with city, county, and state agencies to navigate regulatory requirements and secure necessary approvals.
- Project Management: Oversee timelines, budgets, and deliverables for multiple active and future communities. Ensure alignment with development schedules and business goals.
- Consultant Oversight: Direct external consultants (civil engineers, architects, environmental specialists, etc.) to ensure quality and timely execution of planning documents.
- Cross-Functional Collaboration: Work closely with land acquisition, construction, and sales teams to align planning efforts with operational needs.
- Community Engagement: Represent the company in public hearings, neighborhood meetings, and other forums to advocate for project approvals.
- Documentation & Reporting: Maintain accurate records of entitlement milestones, agency correspondence, and project status updates.
- Bachelor’s Degree in Urban Planning, Civil Engineering, Real Estate Development, or related field
- 10 years of experience in land planning, entitlement, or development
- Strong understanding of California land use regulations and CEQA
- Proven ability to manage multiple projects and deadlines
- Excellent communication and negotiation skills
- Proficiency in Microsoft Office and project management tools
- Base Salary: $140,000–$180,000 annually, depending on experience
- Bonus: Eligible for annual discretionary bonus
