Preconstruction Manager - up to $200k - Commercial

Title: Preconstruction Manager

Location: Indianapolis, IN (Relocation assistance offered)

Compensation: $140k–$200k bonus

Our client, a well-established General Contractor in the Indianapolis market, is looking to add an experienced Preconstruction Manager to their team.

This role will lead projects through the full preconstruction process, from early concept and budgeting through GMP, procurement and handoff to operations.

The project portfolio includes healthcare, education, municipal, commercial, multifamily, hospitality and senior living, with a mix of ground-up construction, renovations and phased projects.

Key Responsibilities

• Lead preconstruction from early concept through GMP and project handoff
• Develop conceptual budgets, detailed estimates and bid packages
• Manage subcontractor solicitation, scope review and bid leveling
• Identify constructability issues, scope gaps, risks and value engineering opportunities
• Work closely with owners, architects, engineers and internal operations teams
• Support procurement planning, scheduling and project logistics
• Provide regular cost updates and preconstruction recommendations to clients
• Help maintain strong relationships with local subcontractors and vendors

Required Experience & Skills

• Proven preconstruction or estimating experience with a General Contractor
• Strong experience with conceptual estimating, GMP preparation and subcontractor pricing
• Experience across commercial, healthcare, education, multifamily or similar project types
• Experience with both ground-up and renovation projects
• Strong understanding of trade scopes, construction costs and market pricing
• Proficiency with Bluebeam, BuildingConnected, Procore, On-Screen Takeoff or similar software
• Strong communication, leadership and problem-solving skills
• Indianapolis market experience preferred
