Job Title: Environmental Professional
Job Description

The Environmental Professional will perform Phase I Environmental Site Assessments (ESAs) in accordance with ASTM E-1527-21 for commercial and residential properties. This role involves conducting site reconnaissance, performing regulatory and records research, evaluating environmental compliance, and preparing clear, technically sound reports that support real estate due diligence and lending decisions.

Responsibilities

  • Perform and prepare Phase I Environmental Site Assessments (ESAs) in strict accordance with ASTM E-1527-21.
  • Conduct comprehensive records reviews, including regulatory files and historical sources, to identify Recognized Environmental Conditions (RECs), Business Environmental Risks (BERs), and non-scope considerations.
  • Carry out detailed site reconnaissance for commercial and residential properties, such as gas stations and multifamily developments, to document current site conditions and potential environmental concerns.
  • Conduct interviews with site representatives, property owners, occupants, and regulators to gather relevant environmental information.
  • Investigate and interpret regulatory database listings and other environmental records to assess potential impacts to the subject property.
  • Evaluate environmental and regulatory compliance for subject properties, including potential violations, remediation status, and outstanding obligations.
  • Plan, coordinate, and manage research activities, field visits, and related project tasks to meet scope, quality, and schedule requirements.
  • Develop clear, defensible conclusions and recommendations based on collected data, regulatory research, and site observations.
  • Interpret environmental data and prepare concise, technically accurate Phase I ESA reports suitable for equity purchase and lender due diligence.
  • Support due diligence efforts for commercial real estate transactions by providing timely and reliable environmental risk assessments.
  • Collaborate with internal teams to ensure consistency, quality, and adherence to applicable standards and regulations across all deliverables.
Essential Skills
  • Bachelor’s degree in geology, environmental science, engineering, or a closely related field.
  • At least 5 years of experience performing Phase I Environmental Site Assessments (ESAs).
  • Meets the definition of an Environmental Professional as defined in 40 CFR §312.10(b).
  • Demonstrated experience conducting equity purchase and lender-focused Phase I ESAs.
  • Proficiency in performing Phase I environmental site assessments, including due diligence and environmental risk evaluation.
  • Strong background in environmental assessments, environmental investigations, and environmental remediation concepts.
  • Ability to conduct thorough site inspections and site reconnaissance for a variety of property types.
  • Experience evaluating environmental compliance and regulatory compliance for real estate assets.
  • Proven capability to interpret environmental data and translate findings into clear, well-structured technical reports.
  • Strong written communication skills for detailed report writing and documentation.
  • Solid understanding of ASTM E-1527-21 and its application to Phase I ESAs.
Additional Skills & Qualifications
  • Experience working on commercial and residential projects, including gas stations and multifamily properties.
  • Familiarity with environmental due diligence practices in support of real estate transactions and lending decisions.
  • Knowledge of environmental assessments and related documentation such as Environmental Assessments (EA) and Environmental Impact Statements (EIS).
  • Ability to manage multiple projects simultaneously while maintaining quality and meeting deadlines.
  • Strong analytical and problem-solving skills to assess complex environmental conditions and risks.
  • Attention to detail and a high level of accuracy in research, field observations, and reporting.
  • Effective interpersonal skills for conducting interviews and coordinating with internal and external stakeholders.
  • Interest in contributing to a broad range of services, including property condition assessments, remediation, industrial hygiene, and project management, as opportunities arise.
Work Environment

This role operates in a mixed office and field environment, with approximately 85% of the time spent in the office and 15% in the field conducting site visits. Office work focuses on research, data analysis, regulatory review, and preparation of technical reports using standard office and environmental due diligence tools. Field work involves visiting commercial and residential properties, including sites such as gas stations and multifamily developments, to perform site reconnaissance and visual inspections. The organization offers a professional, consulting-oriented environment that supports comprehensive due diligence services, including environmental, engineering, seismic, remediation, industrial hygiene, and project management services across a wide geographic footprint, including projects throughout the United States and internationally.

Job Type & Location

This is a Contract to Hire position based out of Moorestown, NJ.

Pay and Benefits

The pay range for this position is $31.25 - $40.87/hr.
