Our client is one of the top rated, San Diego based owner-operators of multifamily apartments in the San Diego area. Led by strong, stable leadership and supported by well-funded capital partners, our client is seeking a Marketing Manager to develop and execute annual marketing strategies that directly support occupancy targets, rental growth, and asset performance.


Our client has a singular purpose: improving the quality and quantity of San Diego's housing supply. Their niche is building, redeveloping, and managing rental communities, entirely in-house, for their own portfolio, with no outside clients or divided loyalties. There is no third-party management of properties allowing our client to maintain an ownership mindset throughout its employee ranks. Or client runs centralized operations (leasing, property management, and maintenance) from its corporate office to streamline efficiency across its portfolio. They have deep roots in San Diego County and care about their community, their residents, and their employees.


Position

The Marketing Manager will be responsible for preparing and executing marketing and supporting leasing plans that drive occupancy, enhance brand visibility, and improve client satisfaction, for each property across the entire portfolio. The Marketing Manager will oversee all aspects of marketing, support leasing strategies, guest engagement efforts, as well as branding and public relations for the firm. Below are the main areas of focus for the role:

  • Assist in the development of leasing and marketing KPIs: lead to lease cost, sales funnel conversion rates, weekly/monthly leasing and renewal production targets, lease-up absorption targets.
  • Develop and execute annual marketing strategies that directly support occupancy targets, rental growth, and asset performance.
  • Design and implement resident acquisition and retention campaigns with measurable ROI, contributing to long-term asset stabilization.
  • Create marketing plans that attract the identified target audience and strategically address the property business objectives.
  • Collaborate cross-functionally to ensure marketing initiatives are aligned with operational priorities and investment objectives.
  • Coordinate social media marketing that drives leads and leasing with a high ROI.
  • Ensure that social media calendars for paid and organic posts convert into leads/leases/profits.


Responsibilities

  • Be the internal expert on marketing programs and tools.
  • Maintain a thorough understanding of market conditions and competitive landscape in assigned portfolio.
  • Responsible for performance and process compliance to leasing and marketing SOPs to ensure monthly occupancy goals are met at properties.
  • Develop, implement, monitor, and evaluate property marketing programs to achieve goals, including dynamic and aggressive marketing strategies necessary for lease-up.
  • Facilitate brainstorming with leadership and property teams to generate new ideas and creative strategies.
  • Continually research and make recommendations on new opportunities and marketing channels in the local markets.
  • Host in-person and online training on systems and various leasing and marketing-related topics.
  • Maintain solid understanding of all marketing options and programs, including advertising (print & online), internet (website, social media and online reputation), eBlasts, signage (on-site and off-site), on-site presentation and recommend initiatives as necessary.
  • Generate excitement and enthusiasm for new initiatives and campaigns among community teams.
  • Train social media strategy and execution at the property-level based on company guidelines and competitive landscape.
  • Assist in implementation of programs and processes to achieve properties’ online rating and response rate goals.
  • Train property staff in the coordination, planning, preparation, and implementation of marketing events, renewal parties, property events, and competitions at the properties.
  • Assist in acquisition and onboarding of new properties and team members as it relates to leasing and marketing.
  • Train property leadership in the development of co-vending/outreach programs and ensure appropriate steps are taken for program success
  • Collaborate cross-functionally to ensure marketing initiatives are aligned with operational priorities and investment objectives.
  • Oversee all marketing collateral development, including signage, video, print, presentations, brochures, guidebooks, menus, and (mostly) web-based media.
  • Ensure that all pricing, availability, photos, virtual tours, videos, and descriptions are updated and posted on websites, social media, and 3rd party sites.
  • Tests website for functionality, tracking, quality assurance; ensure that all content is relevant and performing efficiently.


Qualifications

  • Must have 3 years’ experience in real estate in a marketing role.
  • Bachelor’s degree in Marketing, Public Relations, Advertising, another related field, or equivalent experience is a plus.
  • Experience achieving leasing (stabilized and lease-ups), marketing, and maintenance performance targets is preferred.
  • A proven track record in creating successful integrated marketing plans and campaigns.
  • Proficiency in SEO/SEM, AI, Google Analytics, social media management, and email marketing tools.
  • A passion for marketing and the delivery of exceptional customer service.
  • Detail oriented with a creative flair.
  • Experience in website, social account launch and implementation with data based reporting and other systems.
  • Strong quantitative and qualitative analytical skills and budgeting skills.
  • Experience with AppFolio and CRM tools is preferred.
  • A California Real Estate License and professional certifications such as ARM, CPM, CAM and others are welcome but not required.
