Job Description
10 Stars Property Management is hiring an experienced Residential HVAC Maintenance Technician to join our growing property maintenance team.
This is an HVAC-focused maintenance position responsible for diagnosing, servicing, and repairing residential air-conditioning systems at occupied and vacant rental properties. The ideal candidate has strong hands-on HVAC experience, can troubleshoot common cooling and airflow problems independently, and is also comfortable completing general residential maintenance tasks when needed.
This position is ideal for an experienced HVAC technician, apartment maintenance technician, property maintenance professional, or handyman with strong air-conditioning repair experience who takes pride in quality workmanship and dependable service.
HVAC Responsibilities
- Diagnose and repair residential air-conditioning and heating problems
- Troubleshoot systems that are not cooling, not turning on, freezing up, leaking, or producing weak airflow
- Inspect and service air handlers, condensers, thermostats, blower motors, contactors, capacitors, relays, and electrical connections
- Replace capacitors, contactors, thermostats, float switches, drain-line components, and other common HVAC parts
- Clean and clear condensate drain lines
- Repair minor condensate leaks and drainage problems
- Inspect and clean evaporator and condenser coils when appropriate
- Check filters, airflow, temperature differences, and basic system operation
- Diagnose thermostat, wiring, breaker, and low-voltage issues
- Perform preventive HVAC maintenance and system inspections
- Document system readings, repairs, parts used, and completed work
- Take clear before-and-after photographs of repairs
- Identify when a system requires major repair, replacement, or a licensed HVAC contractor
- Communicate repair recommendations and system conditions to management
General Maintenance Responsibilities
- Complete maintenance work at occupied and vacant rental properties
- Assist with plumbing, electrical, drywall, painting, carpentry, flooring, and fixture repairs when needed
- Complete punch-list and rent-ready repairs before new tenants move in
- Diagnose property maintenance concerns and recommend cost-effective solutions
- Complete assigned work orders accurately and efficiently
- Maintain clean, organized, and safe work areas
- Communicate professionally with tenants, property managers, vendors, and team members
- Purchase and track materials when necessary
- Follow company procedures and provide excellent customer service
Required Qualifications
- Minimum of 3 years of residential HVAC, apartment maintenance, property maintenance, construction, or related experience
- Strong experience diagnosing and repairing residential air-conditioning systems
- Working knowledge of air handlers, condensers, thermostats, capacitors, contactors, blower motors, drain lines, and electrical components
- Ability to troubleshoot cooling, airflow, condensate, thermostat, and electrical issues
- Ability to use HVAC diagnostic tools, including a multimeter and temperature-measuring equipment
- Ability to work independently and manage multiple work orders
- Valid driver’s license and reliable transportation
- Must own basic hand and power tools
- Ability to lift, carry, and move HVAC parts, tools, materials, and equipment
- Strong communication, documentation, and customer service skills
- Dependable attendance and professional appearance
Preferred Qualifications
- Previous property management or apartment maintenance experience
- Residential HVAC service and repair experience
- Experience completing HVAC preventive maintenance
- Experience with refrigerant gauges, vacuum pumps, recovery equipment, and leak detection
- EPA Section 608 certification
- HVAC license or certification
- Experience with heat pumps and split-system air conditioners
- Experience completing rental property turnovers and rent-ready repairs
- General knowledge of plumbing, drywall, painting, carpentry, and basic electrical repairs
- Leadership or crew supervision experience is a plus
