PRIMARY PURPOSE:

The Facilities Director at YMCA Central is responsible for overseeing buildings, equipment, maintenance, grounds keeping, custodial services, repair and up-keep of the entire facility, and equipment. The Facilities Director is responsible for performing work to standards above and beyond the expectations of our residents, with exceptional attention to detail in all work performed. The overall goal of the Facilities Director is to create a fully-functioning, beautiful, and orderly environment for our residents and staff that will become a critical factor in maintaining and strengthening the reputation of YMCA Central. This role includes supervising contract services, operation of facility equipment, and janitorial staff. They are responsible for purchasing of supplies, securing bids for repairs and developing and implementing risk management and prevention maintenance plans. This position aligns all work and outcomes with the strategic goals of the YMCA of Honolulu, and is responsible for annual goals for job performance and financial performance. This position reports directly to the Branch Executive Director.

ESSENTIAL DUTIES/FUNCTIONS:

  • Responsible for developing, implementing and training staff on the implementation of effective building maintenance and preventative plans.
  • Maintain all aspects of building interior and exterior while ensuring safety of residents and staff.
  • Effectively and promptly communicate building and maintenance related issues to supervisor and branch leadership.
  • Ensure facility equipment is properly maintained.
  • Create and maintain preventative maintenance logs for assigned facility items.
  • Recruit, train, supervise, appraise, conduct performance evaluations of assigned staff, and assist in meeting their developmental needs. Foster staff motivation, recognition and teamwork.
  • Coordinate and communicate with vendors on maintenance and repair projects.
  • Maintain a detailed work order system, and implement with facilities staff as well as with the broader staff. Print, route and ensure maintenance work orders/projects are completed in a timely manner.
  • Work with vendors to ensure facility projects are completed within agreed upon budget, and scope of work, and schedule.
  • Required to be on call for critical incidents and/or other events.
  • Develop and manage a facility budget and preventative maintenance plan in-line with agreed-upon, annual goals.

QUALIFICATIONS:

  • Bachelor’s Degree in Engineering, Facilities Management or equivalent combination of experience and credentials preferred.
  • 5-10 Years of progressive experience and responsibility in facility management with 2-5 years supervisory experience.
  • Supervise day-to-day departmental work activities by assigning and prioritizing work flow and maintaining control of preventative maintenance schedules.
  • Demonstrated knowledge and experience managing a budget.
  • Proven supervisory skills in hiring, training, evaluating and motivating staff and volunteers as well as developing effective teams.
  • Knowledge of general maintenance and janitorial techniques, the use of hand and power tools and the ability to understand mechanical systems as well as general carpentry, painting, plumbing, HVAC and electrical skills.
  • Working knowledge of regulatory codes.
  • Proven fiscal management skills, knowledge of and expertise in maintenance and facility department budgets Experience securing bids and overseeing subcontractor work.
  • Current CPO certification within 60 days of employment.
  • Preferred certifications include: IFMP Facilities Management Professional, OSHA 10 or 30 Hour, and trade specific certifications in mechanical, electrical, plumbing systems.
  • CPR/AED, and First Aid Certification obtained within 30 days of hire.
