WinnCompanies is looking for a working Maintenance Supervisor I to join our team at Franklin Place , an 88-unit LITHC and Project-Based Section 8 community located in Tullahoma, TN.

In this role, you will oversee the maintenance operations of the property. As a Supervisor, you will ensure that the physical condition of the property satisfies ownership and management objectives.

This opportunity offers a typical work schedule : Monday - Friday 8am - 5pm with a biweekly on-call schedule.

Responsibilities

• Maintain the maintenance operations at the property on a day-to-day basis as a working supervisor in such areas, but not limited to : appliances, carpentry, hardware accessories, masonry, painting, basic electrical, basic plumbing, and basic HVAC.
• Maintain grounds and curb appeal through snow removal, landscaping, and trash management activities.
• Complete monthly building and unit inspections to ensure property is maintained to operating standards.
• Review third-party property inspections to resolve maintenance repairs.
• Prepare work schedule for maintenance team and vendors to complete service requests and maintain the preventive maintenance program.

Maintain overall curb appeal.

• Maintain working knowledge of all maintenance programs and capital improvement projects. Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
• Participate in on-call activity during off-hours and emergencies. Participate in hands-on maintenance activity.

Requirements

• High school diploma or GED equivalent.
• 3-5 years of relevant work experience.
• Less than 1 year of supervisory experience.
• General knowledge of electrical, plumbing, appliance, and HVAC.
• CAMT certification.
• Experience with computer systems, particularly Microsoft Office.
• Excellent customer service skills.
• Solid verbal and written communication skills.
• Availability for on-call activity during off-hours for urgent needs.
• Ability to work with a diverse group of people and personalities.

Preferred Qualifications

• Vocational or technical training.
• Bilingual in English and Spanish.
• HVAC, asbestos, or lead-based paint certifications.
