Position Summary

In partnership with Property Management Team, Executive Management Team and Ownership, the Director of Security will be responsible for developing, implementing, and managing security programs and systems designed to protect customers, tenant employees, internal employees, and physical property. These duties will be performed in compliance with all company policies and procedures and in accordance with City and State Building Codes, local laws, etc.

Responsibilities

  • Enforcement of Property Rules and Lease Provisions
    • Analysis of incident reports and lease violations to identify patterns of negative behavior, bad actors, or security threats.
    • Recommend enforcement action and/or changes to SOPs/deployment; oversee execution/implementation of recommended action or changes, including (but not limited to):
      • Incident investigation and documentation
      • Data retention/analysis
      • Video review/retention
      • Certifications/license requirements
      • Fire Life Safety
      • Emergency Action Plans
    • Maintain a list of individuals barred from the property; regularly communicate changes to Management, local law enforcement, etc.
    • Enforce parking and vehicle towing policies
  • Establish and Maintain Professional Working Relationships
    • Attend and engage in tenant meetings and events to foster an environment of trust, mutual respect and community pride.
    • Maintain positive relations with Tenants, Local Law Enforcement, Community Stakeholders, Elected Officials, Vendors, Management Team Members and Ownership
    • Request law enforcement involvement, engagement or action, when needed.
    • Following all company policies and when requested, provide information (video footage, incident reports) to law enforcement, internal Legal Team, internal Risk Management Group, etc.
    • Coordinate with Marketing and ACCESS Team to establish/implement best practices and create/implement an event plan for special events and the holiday season
  • Management and Maintenance of Security Systems and Technology
    • Develop a working knowledge of all security systems, hardware, software, etc.
    • Conduct daily inspections of all security systems, hardware and software including (but not limited to):
      • Access control features/systems
      • Video Management System
      • Cameras
      • Fire Panel and Alarms
      • Gates/fences
      • Intercoms/radios
    • As needed, periodically recommend changes/enhancements to security systems.
    • Oversee maintenance contracts for support/monitoring of all security systems, technology, and equipment (including but not limited to list above)
  • Management of BHPD Deployment and any Third-Party Security Vendor(s)
    • Review/confirm/approve physical security deployment
    • Enforcement of contractual agreements, scope of work, billing accuracy, etc.
    • Enforcement of Company standard operating procedures (SOPs)
    • Periodic review of SOPs, recommend adjustments or improvements to optimize performance
  • Management of supervisors and security officers including selection, scheduling, payroll, development, support, and performance evaluations
  • Maintain full accountability for managing all aspects of day-to-day safety and security activities in accordance with organizational goals and objectives
  • Patrol property to ensure property safety and security are upheld


Education and Experience

  • Minimum 15 years’ experience in Loss Prevention, Security Management, or Law Enforcement. Military experience will also be strongly considered.
  • Minimum 10 years’ experience in a supervisory/command position

Knowledge, Skills, and Abilities

  • Effective communication skills (verbal and written); ability to interface effectively and professionally with executives, owners, property managers, agency representatives, department staff.
  • Robust problem solving skills
  • Training in and/or knowledge of dispute resolution/de-escalation strategies
  • Strong data management skills with significant attention to detail
  • Strong computer skills
  • Strong organizational skills
  • Ability to prioritize, track, and manage multiple tasks simultaneously
  • Ability to work independently and as part of a team of professionals
  • Knowledge of security, life safety, and emergency response best practices preferred
  • Understanding of security operations; organization, supervision, training, and limits of authority for security personnel preferred
  • Understanding of physical security, guard force management, venue security, crisis management and business continuity
  • Relevant knowledge of access control systems, CCTVs, command center operations, fire command operations, etc
  • Ability to speak Spanish fluently is a plus, but not required.

Physical Requirements

  • Must be able to patrol outdoors and on foot for duration of work shift and be capable of twisting, kneeling, bending, squatting, and climbing stairs.

Licenses and Certifications

  • Relevant certifications in life safety, law enforcement, and security preferred
