WAYNE COUNTY JOB DESCRIPTION for
FACILITIES DEPARTMENT

GENERAL WORK FUNCTIONS
Under general supervision, performs technical and semi-skilled work in support of the Facilities
Department. Work involves performing general grounds and facilities maintenance and repairs for
property owned and leased by the County. Employee is responsible for preparing work orders for
painting, plumbing and maintenance and repairs, and servicing and maintaining a variety of
equipment. Reports to the Facilities Director.

SPECIFIC DUTIES AND RESPONSIBILITIES
May perform tasks in one or more of the following areas: painting, plumbing, mechanical

repair, electrical repair, HVAC repair, carpentry and/or roofing.
Responds to work orders; performs maintenance and repair of interior and exterior facilities

owned and leased by the County.
Responds to requests for the performance of emergency repair of plumbing systems for

County employees.
Installs plumbing materials in accordance with established plumbing and building codes;

performs maintenance and repair work for water, waste water, air and related systems
including pipes, sinks, sewers, vents, toilet fixtures, hot water heaters and other fixtures;
and performs preventive maintenance on plumbing systems.

Cuts and threads pipe; operates hand and power tools and equipment; performs welding
and HVAC repairs on HVAC, plumbing and related equipment; operates HVAC systems,
and repairs and checks work.

Assists in the maintenance and repair of related mechanical equipment.
May be required to work emergency hours including evenings, weekends and holidays.
May participate in remodeling projects and perform minor structural alterations.
May repair leaking roofs; replace worn gutters and clean existing gutters.
May perform installation and maintenance of voting equipment

KNOWLEDGE, SKILLS AND ABILITIES
General knowledge of the use, maintenance, and application of materials, equipment and

procedures for building and grounds maintenance.
General knowledge of the use, maintenance and application of materials, equipment and

procedures for plumbing installation, repair and maintenance.
Skill in the operation of a variety of power and hand tools.
Ability to keep a variety of accurate records.
Ability to ensure compliance with and follow standard safety procedures and practices

common to maintenance work.
Ability to communicate effectively verbally and in writing.
Ability to establish and maintain effective working relationships as necessitated by work

assignments.

Job Title: Maintenance Tech I Grade: 63

ADDITIONAL JOB FUNCTIONS

Helps with other Department projects as necessary.
Installs and maintains electrical, HVAC and heating equipment.
Performs routine maintenance on work truck.
Performs other related work as required.

MINIMUM TRAINING AND EXPERIENCE
Minimum:

Graduation from high school, with specialized vocational training and some related
experience; or any equivalent combination of training and experience which provides the
required knowledge, skills and abilities.

Expected to become proficient in more than one task area.

MINIMUM STANDARDS REQUIRED
TO PERFORM ESSENTIAL JOB FUNCTIONS

Physical Requirements: Must be physically able to operate a variety of machinery and equipment
such as mowers, tractors, dump trucks, snow removal equipment and woodworking equipment.
Requires the ability to exert up to 100 pounds of force occasionally, and/or up to 50 pounds of
force frequently, and/or up to 20 pounds of force constantly to move objects. Requires the ability to
physically maneuver over and/or upon varying terrain, surfaces or physical structures. Physical
requirements are those for Heavy Work.
Data Conception: Requires the ability to compare and/or judge the readily observable, functional,
structural, or composite characteristics (whether similar to or divergent from obvious standards) of
data, people or things.
Interpersonal Communication: Requires the ability to speak and/or signal people to convey or
exchange information including receiving instructions, assignments and/or directions from
supervisors.
Language Ability: Requires the ability to read a variety of correspondence, forms, reports,
manuals, plans, drawings, etc. Requires the ability to prepare a variety of correspondence, forms,
etc., using prescribed formats. Must be able to speak to people with poise, voice control and
confidence.
Intelligence: Requires the ability to apply rational systems to solve practical problems and deal
with a variety of concrete variables in situations where only limited standardization exists; to
interpret a variety of instructions furnished in written, oral, diagrammatic, or schedule form.
Verbal Aptitude: Requires the ability to record and deliver information, to explain procedures, to
follow oral and written instructions. Must be able to communicate effectively and efficiently in a
variety of professional and technical languages including maintenance and plumbing terminology.
Numerical Aptitude: Requires the ability to determine mathematical formulas; to add and
subtract; multiply and divide; calculate decimals and percentages; interpret graphs; perform
calculations involving variables, formulas, square roots and polynomials.
Form/Spatial Aptitude: Requires the ability to inspect items for proper length, width and shape.
Motor Coordination: Requires the ability to coordinate hands and eyes rapidly and accurately in
using power tools and hand tools.

Manual Dexterity: Requires the ability to handle a variety of items, control knobs, switches, etc.
Must have moderate levels of eye/hand/foot coordination.
Color Discrimination: Requires the ability to differentiate between colors and shades of color.
Interpersonal Temperament: Requires the ability to deal with people beyond giving and
receiving instructions. Must be adaptable to performing under stress and when confronted with
persons acting under stress.
Physical Communication: Requires the ability to talk and hear: (Talking: expressing or
exchanging ideas by means of spoken words. Hearing: perceiving nature of sounds by ear.) Must
be able to communicate via telephone.
