Job Description

W3 Luxury Living is searching for a Lead Maintenance Technician for our luxury multi-family apartment communities. The Lead Maintenance Technician impacts the long-term viability of the company by ensuring the property is at peak readiness which impacts customer service, revenue, and profit growth.

RESPONSIBILITIES:

• Manages overall condition of the property;
• Assists management in developing and maintaining annual budgets;
• Performs move out inspections to determine scope of work needed;
• Inspects all common areas on the property on a daily basis to ensure peak readiness and appearance;
• Takes immediate action and performs all general and routine maintenance to correct any identified opportunities;
• Monitors and assists make-ready with preparing units for lease;
• Conducts mechanical, cosmetic and acceptance inspections on new construction projects;
• Troubleshoots, monitors, diagnoses and repairs all appliances;
• Repairs minor carpentry, glass, and sheetrock projects;
• Maintains a preventative program and schedules or completes regular maintenance functions on schedules timeframes;
• Monitors condition of tools, equipment and supplies and fixes equipment or orders supplies within property’s annual budget guideline;
• Monitors and maintains vendor relationships with W3 guidelines;
• Creates and maintains an open-door policy with team members;
• Leads and guides maintenance team.

• Minimum 2 years of experience in apartment maintenance or trade that requires basic knowledge of electricity, plumbing, carpentry, painting and HVAC.
• High school degree or equivalent
• HVAC certification.

Pay: $30.00 - $36.00 per hour

Expected hours: 40 per week
