POSITION SUMMARY:

The Vice President of Property Management is a member of the senior leadership team reporting to the President of The Volker Companies. The overall objective of this position is to ensure portfolio properties are well managed and meticulously maintained allowing for optimal performance throughout the property's lifecycle. They will need to exhibit a strong financial acumen as they will be responsible for managing the property management function and the fiscal budget for this area of the business. Success will be determined by maximizing the operational and financial performance of each managed property while adhering to the strict compliance requirements associated with low-income housing tax credit properties within budget. Building a team, collaborating with other departments, and fostering a work environment that is true to our Core Values will be key drivers of success.

ESSENTIAL JOB DUTIES AND RESPONSIBILITIES:

  • Lead a team of senior staff that oversee site property management operations for selected communities throughout the portfolio to ensure that buildings are properly staffed, well managed, maintained and are meeting or exceeding annual operating budgets.
  • Ensures that management staff are compliant with all laws, rules and regulations and follow policies and standard operating procedures developed, implemented, and maintained under your
  • direction.
  • Actively monitors and reviews industry news and regulatory changes to ensure company policies and standard operating procedures are updated to reflect any changes in Fair Housing and nondiscrimination legislation.
  • Develops, reviews, and analyzes weekly key performance indicators to ensure the properties are meeting or exceeding required monthly and quarterly financial metrics.
  • Develop and execute staffing strategies that maximize employee satisfaction, retention and individual performance.
  • Negotiate service agreements with key vendors and trade partners to ensure we’re receiving the best service and best pricing available in our markets.
  • Collaborate with other Völker leadership team members to identify and set strategic objectives that advance the organization towards achieving its 10-year target.
  • Responsible for ensuring that property management teams comply with leasing requirements established by different funding sources and agencies including LIHTC, HCD, HUD, HOME, AHP, 811, etc.
  • Stay abreast of industry best practices to ensure that we foster an innovative and high-performing culture and can proactively address changing environments.
  • Oversee operational reporting on items such as vacancies, income re-certifications, site inspections, tenant collections and program compliance.
  • Responsible for overseeing emergency response efforts at communities and ensuring partners, investors, lenders and owners remain informed.
  • Work collaboratively with Asset Management representatives to develop long-term facility improvement plans and capital budgets as well as items such as recovery plans for underperforming properties that are executed by site and regional staff.
  • Ensures the company is complying with all monthly, quarterly, and/or annual agency and investor requirements that allow us to continue to do business in markets of choice.

MINIMUM SKILLS AND ABILITIES:

Computer Skills: Proficiency with Microsoft applications (Teams, OneDrive, OneNote, Outlook, Word, Excel, PowerPoint, etc.), Yardi, Adobe, and comfort generally with databases and web-based platforms preferred.

Other Skills: Professionalism, high ethical standards and professional integrity, outstanding organizational skills, strong attention to detail, strong interpersonal skills, ability to multi-task and meet deadlines under pressure, and the desire and ability to work in a fast-paced, team-oriented environment required.

Travel: 50-75%, a valid driver’s license and proof of insurance is required

PREFERRED QUALIFICATIONS:

Experience : At least 8-10 years of relevant work experience within LIHTC property management or asset management and at least 2 years of experience in a leadership role.

Designations: HCCP, CAM, CAPS, CPM and/or Real Estate License
