Requirements:

Maintenance Technician for 4 apartment complexes consisting of 76 units in Bardwell, Clinton, Arlington, and Wingo. Must maintain a professional and courteous manner with residents, guests, subcontractors, and employees. Must obtain the necessary tools and bring them each day to effectively complete tasks outlined above. Technician must meet with Site Manager each day for the Daily Work List. This list must be completed as assigned and turned in each day with any receipts for supplies.

Maintenance Technician will be responsible, under direction of the Site Manager, for the overall maintenance of the property and all areas related to the day-to-day maintenance operations of the community. Essential duties include, but are not limited to:

· Basic electrical, plumbing, carpentry;

· Painting – any structure. Responsible for tools used, if tools are not sufficiently cared for – maintenance will be responsible for replacement;

· Make ready units for New Move-In Tenants – this includes all areas – painting, floors, repairs and necessary cleaning;

· Empty move-out apartments;

· Any Work Orders assigned by Site Manager;

· Grounds Keeping: mowing is contracting out, however, anything Site Manager assigns such as removing leaf coverage on sidewalks or cutting down limbs on trees hovering sidewalks;

· Building maintenance: gutter, downspouts, drainage solutions;

· Pressure washing;

· Keep maintenance areas organized and clean;

· Change air filters in air units, perform unit inspections, change batteries and bulbs when needed and HVAC coil yearly cleaning;

· Garbage removal/bag replacement from laundry and grounds;

Any other required responsibilities assigned.

Job Type: Full-time

Pay: $16.00 - $18.00 per hour
