The Maintenance Technician is responsible for performing repairs, troubleshooting, and performing preventative maintenance. This individual maintains and improves operating condition, quality, and integrity of all building systems and building appearances throughout the site. Detailed activities include unit turnover; painting, carpentry, plumbing, electrical issues, etc. Conducts maintenance inspections, including security, alarm & fire systems. Perform work-orders timely, Inspect subcontractor work, documenting performance/quality. Inspect grounds and common areas for cleanliness, lawn-care, sidewalk, or parking lot issues to report to the manager. The Maintenance Technician is responsible for the general maintenance and orderliness of the property and oversight of the maintenance systems to ensure optimal operations and client/tenant satisfaction in accordance with department protocol.

Maintenance Technician Responsibilities

• Completes a wide range of repair tasks both routine and emergency, in an efficient and timely manner.
• Delivers and/or picks up supplies when needed.
• Completes routine painting, plumbing, electrical wiring, HVAC, carpentry, and other related maintenance activities using hand tools.
• Unit renovations when scheduled - installing new cabinetry, countertops, light fixtures, and appliances.
• Communicates any health and/or safety concerns/violations immediately to management team.
• Completes requisition forms for materials and submits to management.
• Ability to work with a wide range of tenants in a friendly, positive, and professional approach.
• Responsible for completion of work orders for tasks related to the physical maintenance and repairs of the assigned buildings utilizing work order related software programs
• Plumbing knowledge to address leaks, clogs or other drainage problems
• Electrical knowledge to identity problems with the building’s electricity
• Carpentry ability to handle basic repairs around the building
• Attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked
• Physical stamina to handle a full shift of being active and working on the building
• Responsible for implementing routine physical improvements
• Respond to emergency situations in accordance with companyl protocol
• Assist Property Manager in establishing and maintaining all equipment, tools, supplies in stock, inventories and logs
• Implement, with Property Manager, a comprehensive preventative maintenance plan and maintain all related records and logs
• Fluency in written and spoken English is required; ability to also speak Spanish is a major benefit
• Assist with controlling expenses associated with the operation of the buildings.
• Communicate effectively to appropriate individual building status and changes
• Adhere to all safety standards, policies & procedures, codes of conduct and best practices
• Act in a professional and courteous manner at all times with tenants, co-workers, vendors, etc.
• Utilize materials, supplies, tools and other building property in a safe, productive manner
• Perform other duties and special projects as assigned

Maintenance Technicians Requirements

• 2 years of related work experience and/or technical training.
• High school graduate or GED required, technical school training in maintenance related courses are preferred.
• Ability to understand and interpret design documents, manufacturer’s specifications and written operational procedures
• Knowledge of basic maintenance (painting, carpentry, drywall, plumbing, electrical, etc.)
• Excellent interpersonal skills to ensure teamwork and positive client/tenant/co-worker relations
• HVAC certificate helpful but not required
• Be able to take direction and follow instructions
• Must be safety conscious
• Ability to organize and prioritize tasks to ensure accuracy and timely completion
• Basic aptitude for mathematics
• 24 hour availability for emergencies and as part of an on-call rotation.
• Capable of doing extensive walking, climbing of stairs and ladders, lifting/carrying a minimum of 50 pounds by applying proper body mechanics
• Willingness to work overtime on special projects as required.
• Must have a valid driver’s license and reliable transportation
• Basic computer skills and the ability to learn new job-related software
• Have working knowledge of tools and their proper use
