Job Title: Director of Real Estate and Construction Management
Location: Birmingham, Alabama
Summary:
We are seeking a Director of Real Estate and Construction Management with a solid background in real estate development or commercial construction. This role requires at least five years of experience in the field, exceptional proficiency with industry-specific software such as Procore, and expertise in Microsoft Excel and Word. The ideal candidate will be adept at managing development and construction budgets and contracts, and will possess some estimating experience. This position demands significant collaboration with contractors, design teams, and governmental bodies to ensure project compliance and success. This full-time, in-office role requires a proactive and meticulous approach to project management and development processes.

Compensation:

  • Salary: $80,000 to $108,000 annually, based on experience
  • Bonuses: Performance-based, influenced by work ethic, project initiations, and completions

Benefits:

  • Health Insurance: Employer covers 50% of premiums, eligibility commences after 90 days of employment
  • Company Vehicle: Available after 90 days of employment
  • Vacation: 2 weeks per year initially, with an additional day per employment anniversary, maxing out at 4 weeks. Up to one week of unused vacation can be carried over annually.

Schedule:

  • Monday to Friday, 7:30 AM to 4:30 PM
  • Note: Some overnight travel required based on project locations

Education Requirements: Bachelor’s degree from an accredited four-year college or university
Experience Requirements:

  • Minimum 5 years in real estate development or commercial construction

Skills Required:

  • High proficiency in Microsoft Excel and Word: Must be able to perform advanced functions and data analysis in Excel, and create professional documents and reports in Word.
  • Competence in construction trade software such as Procore: Experienced in utilizing Procore for project management, including scheduling, resource allocation, and compliance tracking.
  • Strong financial acumen: Ability to manage and oversee large development and construction budgets, conduct financial analysis, and ensure projects stay within financial constraints.
  • Advanced project management skills: Proven track record in managing multiple projects simultaneously, delivering on time and within budget, with a clear focus on operational targets.
  • Excellent communication and negotiation skills: Must communicate effectively with all project stakeholders including contractors, design teams, and government officials; skilled in negotiation to secure favorable terms and resolve conflicts.
  • Strategic planning and forecasting: Experience in strategic planning for long-term development projects, including market analysis, feasibility studies, and risk management.
  • Leadership and team management: Ability to lead, inspire, and manage a diverse team of professionals and stakeholders to achieve project goals and enhance team productivity.
  • Regulatory compliance and safety management: Deep understanding of local, state, and federal regulations affecting real estate development and construction; commitment to maintaining a safe work environment.

Key Responsibilities:

  • Collaborate with General Contractors to establish development and construction budgets and contracts for each project
  • Engage in some estimating tasks; previous estimating experience is beneficial
  • Work with city, county, or state governments during the approval processes of projects
  • Coordinate closely with project design teams, including Architects, Civil Engineers, Environmental Engineers, etc.

Additional Requirements:

  • This is an in-office role; remote work is not available
  • The successful candidate will undergo drug testing and background checks
  • Candidates must pass a rigorous background check that includes a review of criminal history and substance use to ensure compliance with our strict company standards.
