JOB SUMMARY, DUTIES AND RESPONSIBILITIES, JOB REQUIREMENTS

SUMMARY

Our Leasing Professionals are responsible for promoting and leasing our apartment homes to prospective residents while maintaining effective follow-up systems. This includes maintaining all community leases, resident files, and prospect traffic. As well as, rental files, marketing reports, box scores, and all other related records. The Leasing Professional role requires the ability to develop and maintain professional contacts while staying up to date with competitive industry comparables.

DUTIES AND RESPONSIBILITIES 

  1. Handles all prospect traffic, i.e.; phone, written, and walk-in, in a way to maximize current and future occupancy.

  2. Processes applications and verifications for approval of the Community Manager. Coordinates move-in dates with Assistant Manager or Manager.

  3. Prepares and processes all related pre-move-in paperwork and renewal leases.

  4. Conducts regular market surveys of competition for review of management. Maintains all related information of competition.

  5. Updates rental software program each day.

  6. Prepares all weekly and monthly rental and traffic reports for the Manager's review.

  7. Provides information to various relocation departments, realtors, and agencies regarding community and rates. Make occasional personal contact with some under the advice of the Manager.

  8. Assists in resident retention programs and public relations activities under the direction of the Manager.

  9. Provides additional office duties as needed.

  10.  Pre-qualify all prospects, present apartments, and then closes.

  11. Inspects curb appeal, offices, models, and target units daily.

  12. Inspects move-in units prior to move-in.

  13. Thoroughly completes all assignments in a professional and timely manner.

  14. Learn and comply with company policies and procedures.

  15. Performs duties of Assistant Manager or Manager in their absence.

  16. Performs other duties as assigned. 

REQUIREMENTS 

  1. Communicate effectively (both oral and written) with prospects, residents, relocation agents, and agencies, other professionals in the industry.

  2. Knowledge of the location and all related community features and benefits.

  3. Knowledge of, or ability to learn, information about the competition, general market demographics, and major employers within the market area.

  4. Must have a valid driver's license and reliable transportation. 

  5. Strong customer service orientation.

  6. Have basic math and office and computer skills.

  7. Ability to walk, climb stairs, drive a golf cart, bend, reach, grasp, and lift up to 25 pounds.

  8. Have good people skills.

  9. Good pre-qualifying, sales, and closing skills.

  10. Knowledgeable of or ability to learn, State, Tenant/Landlord Laws, Federal Fair Housing Laws, and company policies and procedures. 

  11. Required to work weekends at most properties
