About us/ Summary

VASE, based in New Haven, CT, is a Construction Management and Real Estate Development Company specializing in new construction, renovation, and the alteration of existing buildings and infrastructure, and serving clients statewide. VASE is currently looking for an enthusiastic, dedicated, and experienced Project Manager to join our team.

The successful candidate must possess a bachelor’s degree in a construction related field or equivalent combinations of technical training and experience. This opportunity requires a minimum of 5 years of commercial construction experience with extensive knowledge of understanding budgets, drawings, specifications, estimates, scheduling, purchasing and overall project supervision.

Strong verbal and written communication skills are required. Construction Superintendents Supervises and directs activities of subcontractors to ensure conformance with contract documents and quality control. Also, are responsible for representing the company in owner and subcontractor project meetings. Candidate must have good computer skills and experience with MS project, word & Excel, Procore or equivalent experience.

What You’ll Bring to VASE/ Responsibilities:

Primary responsibility for the proper scheduling of the work of subcontractors to achieve maximum production in the most efficient manner. Includes the following. Other duties may be assigned.

  • Pro-core training required prior to employment.
  • Set up, maintain, and close field office (ensure project is secure at all times).
  • Resolve potential issues (i.e. long lead times, schedule, etc.) with the Project Manager.
  • Demonstrates understanding of financial implications and bumps in schedule.
  • Perform project start up and ensure project layout is accurate.
  • Assist with development of project schedules. Work to identify issues & solutions.
  • Run/ Participate in weekly team meetings.
  • Verify that mock-ups are approved before any material is installed.
  • Ensure work-in-place is installed per plans and specs and QC is adhered.
  • Submit and monitor 2-week look-ahead to subcontractors weekly.
  • Conduct weekly Subcontractor/ Foreman meetings.
  • Conduct safety meetings and ensure that all safety regulations are followed.
  • Follow up with project submittal log with PE or PM.
  • Maintain a rolling punch list weekly. Complete punch list and close-out.
  • Maintain current jobsite documentation: Insurance, daily logs, reports, photos.
  • Monitor, subcontractors add/ deduct change orders.
  • Maintain plans, specs, addendums, and as-built drawings on-site weekly.
  • Enforce and maintain Back charge and safety notifications and log.
  • Maintains good relationships with subcontractors, architects and owners.

Requirements:

  • 5 years of construction industry experience.
  • Have a general understanding of most project types
  • Project types (Housing, Mixed use, Schools, Healthcare, Senior Living, or Government)
  • Successfully completed at least two projects with a construction value over $2 million.
  • Thorough understanding of and following plans and specifications.
  • General understanding of multiple divisions seeks input on MEP trades.
  • Adept at using MS Office, Google drive, and Procore.
  • OSHA 30/ Driver's License.
