Vanguard Building Solutions, a leading provider of commercial energy services, is currently seeking a Project Manager to join our national team. Reporting to the Director of Project Management, the Project Manager will work closely with our internal team as well as with our clients to coordinate and oversee energy projects including lighting, HVAC, Solar and other building envelope improvements.

We are seeking a high energy, professional, motivated individual who is a self-starter and has excellent customer service skills. Must be detail oriented and enjoy working with in a fast paced environment. Preferably the ideal candidate will reside in New Jersey and be willing to travel on occasion.

Responsibilities

· Collaborate with clients, sales team, engineers, other workers on new and existing projects

· Choose and coordinate subcontractors and delegate their responsibilities

· Responsible for communicating any delays, emergencies and problems that can arise.

· Comply with safety and building codes as well as legal requirements

· Report project progress and budget internally and to client

· Explain contract and technical matter to others in a clear manner

· Prepare budget, Schedule of Values and cost estimates, along with work timetables

· Communicate project status at all levels in the client organization.

· Conduct weekly or bi-weekly construction progress meetings.

· Create and issue meeting minutes.

· Prepare and issue a master schedule; issue regular updates

· Prepare and issue short term two-week look ahead schedules.

· Maintain an up-to-date RFI log

· Maintain an up-to-date submittal log.

· Provide installation QC/QA oversight.

· Coordination with internal partners for material and equipment staging and delivery to meet project work start dates.

· Provide support to ensure that all material and equipment is delivered on time

· Promotes and Enforces Safety: Leads by example. Ensure that Vanguard’s personnel and subcontractors adhere to Vanguard’s Safety Policy as well as job site Safety Policy

· Subject Matter Expert: Sufficient knowledge Understands technical aspect of project. Able to provide direction to technicians and subcontractors.

· Delivers Financial Commitments: Develops project schedule and provides accurate forecasts. Must be able to look ahead and make every effort to mitigate issues to avoid missing financial commitments.

· Executes to an approved scope of work. Documents scope creep and prepares change orders to submit to the client.

· Develops and maintains viable long-term relationships with customers, consultants, general contractors, and subcontractors.

· Mitigates Risks: Identifies and manages risk. Establishes project recovery plans when needed.

· Reviews and interprets contract Terms and Conditions: Flags potential pitfalls and works with management to resolve

· Billing and Collections: Prepare documentation to facilitate progress billings timely

· Compliance: Ensures Project Document controls are in line with contract requirements

· Allocation of Resources: Coordinates resource allocation to meet project objectives Negotiates, prepares, and issues subcontracts

· Coordinates/attends job progress meetings, project turn-over and backlog meetings
