Summary Perform repairs and maintenance of commercial buildings and building systems including HVAC systems, sprinkler system diagnosis, minor electrical repairs and re-lamping, plumbing, hardware, signage, ceiling tile replacements, doors and lock repairs, painting and minor carpentry, installation of wall hangings, repair flooring and roofing, and cleaning roof drains. Maintenance technicians assist the property’s engineering staff to ensure that tenant safety and comfort are maintained, and that the property's equipment is maintained and operated per established guidelines. Perform preventative maintenance on building components, update records, and reviews status of preventative maintenance work with supervisor. Conduct all activities in a businesslike, competent, and professional manner. Participates in emergency response procedures, technical training programs, and safety training programs as required by JLL. Maintain proper order and cleanliness in tool room, storage, and back of house areas. Operate and maintain building equipment and systems as directed by the supervisor. Respond to tenant service requests. Collect meter readings and provide to team. Perform life safety inspections. Perform all other tasks as requested by Management. Although assigned to a primary location, candidate should be willing to temporarily support secondary locations in metro area as needed. Requirements: High School diploma or general education degree (GED). Universal CFC certification. Knowledgeable and able to work with computer equipment, Microsoft Word, Excel, BMS, and Preventative Maintenance programs. 2-3 years’ experience in office buildings. Good preventive maintenance skills. Good plumbing and restroom repair skills. Knowledgeable electrical skills including ballast, switches, amp readings, and lockout/tag out procedures. Strong tenant relations and communications skills. Skilled in use of tools and machinery common to trade and craft. Must be able to be on stand-by and to assist with after-hours emergencies. The candidate must be able to lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds. Climb up ladders and roof hatches (30'). Must be comfortable with working in less-than-ideal working conditions. Must be fully vaccinated against COVID-19 (fully vaccinated is defined as an initial round of vaccination plus one booster). Highly Desirable Attributes: Knowledge of HVAC systems and preventative maintenance programs. Emergency Response, Health and Safety (H&S) training.
