We manage a selection of distinctive apartment communities in Edgewater, Rogers Park, Uptown, Homewood, Belmont Cragin, Elmhurst and elsewhere in Chicago. We combine our decades of experience, personal service and the latest technology to provide a streamlined, efficient property management experience for our residents. We’re a small, tight-knit office focusing on teamwork, communication, professionalism, respect and kindness, and we also extend those values to our residents, janitorial staff and third party vendors.

Essential Job Functions:

Daily/Routine Maintenance

  • Assign work orders as they come in to the appropriate janitor
  • Communicate with residents who have questions, concerns or complaints.
  • Work order follow-up.
  • Tenant follow- up as needed.
  • Escalate urgent/time-sensitive maintenance issues to Property Manager’s attention.

Pest Control

  • Coordinate pest control visits with residents and janitors.
  • Set up monthly or quarterly service visits.
  • Notify residents of pest control visits.

Third Party Vendors

  • Set up new vendors in AppFolio
  • Source and receive scope of work proposals.
  • Coordinate work order scheduling.
  • Ensure invoices match the work order and/or scope of work.

Scavenger

  • Communicate with janitors regarding changes or services required.
  • Contract management.
  • Maintain internal scavenger spreadsheet.

Utilities

  • Communicate with service providers as needed concerning billing issues.
  • Activate/Disconnect service for units when applicable.
  • Communicate with incoming residents concerning activating utilities.

Office

  • Receive incoming calls.
  • Receive resident complaints.
  • Maintain water intrusion tracking spreadsheet.

CHA Inspections

  • Coordinate inspections with janitors and residents.

AdHoc

  • Take stock of inventory and alert Property Manager when something needs replenished.
  • Coordinate furnace/boiler inspections in advance of the heating season in conjunction with the Property Manager.
  • Sprinkler system maintenance.
  • Check company calendar daily.
  • Draft and send resident notices.
  • Assist with projects and office staff as needed.

Education and Experience:

  • Two years of multifamily property management experience is required.
  • Experience with property maintenance is required.
  • Proficiency/familiarity with Google platforms is preferred.
  • Experience with property management software is helpful.
  • At a minimum you’ll need a high school diploma or GED; Bachelor's degree is preferred.
  • A valid Driver’s License and reliable transportation may be required based upon specific property needs.
