Job Description

Perform skilled work on a technical level in the HVAC field involving repair and maintenance of HVAC systems or other trade areas relating to repair and preventative maintenance of buildings, equipment and fixtures.

All work is subject to spot checking and inspection for conformance to specifications and accepted standards of the trade.

HVAC: perform preventative maintenance on rotating equipment including pumps, air compressors, fans and air handling units with the goal of assuring a minimum of 90 days of reliable, trouble free operations.

Monitor pre- and final-filter loading conditions and replace when necessary to maintain good indoor air quality in campus buildings. Monitor bearing conditions with infrared temperature gun.

Check and maintain auto-lube systems of high RPM equipment.

Monitor drive belts wear condition and judge when replacement is required.

Monitor shave conditions and diagnose and replace when excessive wear is found.

Diagnose and report need for major repairs to pumps, air compressors and fans to supervisor.

Survey campus equipment periodically to confirm equipment data regarding motor types, sizes, sheaves, belts and filters are correct.

Prepare documentation required to make the preventative maintenance program effective.

Utilize testing equipment such as laser sheave and shaft alignment tools, electrical multi-meters, and magnahelic gauges to check that equipment is operating properly.

Other preventative maintenance: make scheduled inspections of buildings, structures and adjoining grounds to detect defects and signs of deterioration.

Determine necessary repairs and undertake such maintenance and repairs as are within scope of responsibility.

Report other deficiencies to superior.

Make preliminary inspections of work where work orders do not clearly indicate scope of repair required.

Perform routine carpentry repairs as assigned or as indicated from inspections: nail down loose boards, repair door hardware, replace worn or rotten floor boards, remove and replace siding, replace portions of wall board and ceilings, repair fireproofing surfaces; tighten or replace loosened supports and planks, replace or repair door knobs, brackets, racks, etc.

Use such hand tools, power equipment and materials as are common to the carpentry trade.

Perform minor electrical tasks: replace light bulbs, fluorescent lights, ballasts and fuses.

Make minor interior wiring repairs, replace and make minor motor repairs and adjustments.

Replace sockets, plugs and outlets; maintain such equipment as fans, motors, heating appliances, elevators and light fixtures.

Test circuits for continuity and proper connections.

Use such hand tools, equipment and materials as are common to the electrical trade.

Perform routine interior and exterior plumbing tasks: cover exposed sections of pipe, clear simple stoppages, check and repair defective plumbing parts, make replacement connections on air, gas and water lines, and
fixtures such as water closets, lavatories, showers, sinks and heaters.

Use such hand tools, power equipment and materials as are common to the plumbing trade.

Conduct preventive maintenance of equipment such as oiling moving parts, motor bearings, fans, cleaning or replacing filters, etc.

Inspect equipment to detect worn or damaged parts.

Replace or assist in the repair of same.

May perform touch up painting in areas where repairs are made; assist other craftsmen as directed; drive truck when needed.

Clean, maintain, safely operate and properly store all tools and equipment.

Observe and enforce all safety requirements related to equipment operation.

Perform other duties as assigned.

Salary

Salary Range: $14.53 - $23.69 Hourly

Grade GGS: D

Minimum Qualifications

HVAC: Two years of experience and training in preventative maintenance of rotating equipment. Other preventative maintenance:

Three years of experience in building trades or building mechanical maintenance, or equivalent competence. All personnel:

A high school diploma or equivalent combination of education and experience from which comparable knowledge, skills and abilities can be acquired is required.

Skill in maintenance and use of tools, equipment and materials of the trade.

Possession of a valid motor vehicle driver’s license may be required.

Ability on a daily basis to:

Grasp, lift, maneuver, rotate and otherwise use small to large trade tools and equipment.

Grasp, lift, carry and set down heavy objects weighing from 50-80 pounds.

Grasp, turn, twist, pull, push, lift and otherwise move equipment, controls, parts, etc.

Visually assess maintenance, construction and repair needs.

Climb and work from ladders, scaffolding, and stairs.
