Statement of Job:

The University of Southern Maine is searching for an Assistant Director of Facilities Management for Maintenance & Underground Utilities to join its Facilities Management department.

With the recent completion of the McGoldrick Center for Career and Student Success, and the upcoming Center for the Arts, it’s an exciting time to be a part of USM’s campus transformation and a community that truly believes in its service promise to be Student Focused Every Day. The Assistant Director reports to the Associate Executive Director of Facilities Management and is responsible for oversight of daily operational functions related to Central Heat Plant operations, Building Automation System, and HVAC for USM Facilities Management. This includes direct responsibility for daily activities related to building automation system, identifying and overseeing preventative maintenance tasks, and collaborating to create an annual project plan for underground inspections and capital improvement work.

Essential functions for this position include but are not limited to:

  • Oversight and regulation of Gorham and Portland campus Central Heat Plants. Manage all operations of the high- and low-pressure boilers (including outbuildings) and associated auxiliaries in the University of Southern Maine’s Steam Plants. This includes inspections, preventative maintenance and start up functions.
  • Oversight, reporting, analytics, and adjustments in the Building Automation System to promote continuous improvements and overall efficiency gains on all 3 campuses.
  • Facilitate annual heat pit inspections, review reports, prioritize proposed work, and collaborate to identify projects to proceed with for better overall efficiency of Central Heating on both campuses with funds allotted.
  • Create and facilitate general preventative management program for HVAC, heat pits, and Central Heating plants.
  • Assists Associate Executive Director and the Facilities team with the development of long-term strategic planning to evaluate positive or negative impact that capital, facilities and utilities master planning might have on operations.
  • Maintain current knowledge of all government laws, rules, and regulations associated with heating plant and HVAC operations to ensure compliance with all necessary reporting requirements.
  • Research and implement improvements in building products or systems which will serve to better utilize most effectively utilize university human and financial resources (i.e. energy savings systems and labor saving products and methods).

This is a full-time position with a starting annual salary up to $66,000 commensurate with experience. Qualifications:

Required:

  • Valid State of Maine 4th Class Stationary Steam Engineer License and ability to serve as Engineer in Charge.
  • HVAC/R Certification.
  • 5-7 years of progressively responsible experience in the maintenance, service, and operation of higher education facilities organization.
  • Strong written and verbal communication and interpersonal skills.
  • Solid working knowledge of MS Office applications, Building Automation Systems software, and energy software.
  • Ability to respond to off-hours emergencies in addition to occasional travel.
  • Valid State of Maine driver’s license with ability to drive University vehicles.
