Residential Operations is part of Housing, Dining, and Auxiliary Enterprises (HDAE). Residential Operations maintains properties consisting of residence halls, single student apartments, family student apartments, and dining commons serving over 10,000 undergraduate and graduate students, faculty, and staff. In addition to providing service to residents, Residential Operations maintains facilities that include conference centers, office spaces, and short term lodging and housing facilities. We welcome over 20,000 conference guests annually.

Brief Summary of Job Duties

The Maintenance Superintendent is responsible for assisting the Senior Superintendents in the leadership and management of the daily operations of the Skilled Craft workers for Residential Operations. Provides a broad range of technical expertise and supervisory skills for all trades. Provides maintenance services to all apartment units and residence halls, and 5 dining facilities. Responsibilities include daily scheduling/adjusting of assignments/resources/vendors, establishing work priorities, implementation of training programs, adjusting work procedures and priorities to meet schedules or work demands, meeting with clients and vendors, ordering and inspecting materials, site inventory management, analyzing and resolving work problems, maintaining records, quality control for maintenance work, scheduling and planning for all Housing properties, exercising responsibility for quality of work in all Housing Facilities.

Required Qualifications

  • High School Diploma.
  • 4-6 years experience with demonstrated leadership and supervisory responsibility, leading various journey level craft workers, in an institutional facilities maintenance and construction environment.
  • Substantial experience with demonstrated leadership and supervisory responsibility, leading and directing various journey level craft workers, in an institutional facilities maintenance and construction environment. Journey level certification or equivalent education and/or experience in one or more trade specialties.
  • Familiarity with multiple skilled trades including but not limited to: HVAC, electrical, plumbing, locksmithing, carpentry, painting, and hazardous material abatement.
  • Two years experience managing small to medium size construction and renovation projects. Ability to read and interpret construction drawings and specifications.
  • Excellent verbal and written communication skills. Excellent organizational, analytical, planning, and management skills.
  • Proficiency with Microsoft Word, Excel, Google suite, other management software, and familiarity with a range of modern electronic communication media.
  • Use of emotional intelligence as an effective leadership tool. Ability to assess interpersonal interactions with clients and staff and adjust style to have positive outcomes.

Special Conditions of Employment

  • Ability to respond to emergency and after hours maintenance calls.
  • Maintain a valid CA driver’s license, a clean DMV record and enrollment in the DMV Employer Pull-Notice Program

Daily Operations Management

Assists in the supervision, direction, planning and controlling of the day to day repairs and maintenance work/activities of the skilled trades workers for Housing and Residential Services properties. Manages the Life/Safety Program for Housing, Dining & Auxiliary Enterprises in collaboration with our EHS and Campus Fire Marshal Office. This includes ensuring that annual T-19 residential inspections, system checks and tests are completed, required information and reporting is provided to the Fire Marshal Office for campus reporting obligations, addresses any deficiencies, repairs or issues to our HDAE Life Safety Systems as needed.

Management of the Electronics Technicians and Lockshop Technicians.

Develops, promotes, and adheres to safety rules, standards or techniques as an integral part of business. Adheres and implements a 20-minute rule for all maintenance repairs.

Life Cycle/Preventative Maintenance

Part of Management Team responsible for life cycle/preventative maintenance program for all Residence Halls, Apartment Complexes, Dining Commons and associated Administrative spaces. Includes but not limited to *Inspection *Planning, Programming and Budgeting *Installation, Maintenance and Repair. Inventory Control of parts (Electronic Technicians and Lockshop units). Developed and adheres to the Residential Operations Inventory Management system. Develops, promotes, and adheres to safety rules, standards or techniques as an integral part of business. Adheres and implements the 20-minute rule for all maintenance repairs.

Project Management

Participates in the Project Management Group and participates in the management of projects for all housing properties.

Life Safety Program Management

Manages the Life Safety Program for Residential Operations. Collaborates in the leadership of the residential operations life safety team which consist of but not limited to Maintenance Skilled Trades, Electronic Technicians and Locksmiths. Housekeeping, Grounds, Administrative and Residential & Community Living personnel.

Other Duties

Provides back-up support for any and all housing emergencies. Participates as essential member of disaster response team for Housing properties. Affirms and implements the departmental Educational Equity Plan comprised of short and long term objectives that reflect a systematic approach to preparing both students and staff or success in a multicultural society. Affirms and implements the Housing and HDAE "Strategic Plan" goals and objectives that relate to the vision statement.
