Job Summary
We have an opening for a seasoned, property manager to manage a family tax credit property and a 55 tax credit property in Sanford, NC. We welcome applications from experienced property managers who are willing to work hard and commit to ensuring that our properties maintain high occupancy, remain financially healthy, and that they stay in compliance with all state and federal requirements. This position is full time.
Job Summary: Our property managers are responsible for the overall financial and physical health of the facility. They must ensure that both are kept to company standards. The site manager is the primary face of the company to residents and the general public. They should always be courteous, friendly, helpful, and prompt in the attention they give to customers. The site manager is primarily responsible for creating, collecting, and maintaining appropriate documentation for state agency and other audits. Rent collection is also their responsibility. They are also jointly responsible, with maintenance, for ensuring a positive state agency site inspection.
The company prefers applicants with a minimum of three years experience in apartment property management, with specific experience in tax credit property management. Documented training on the management and administration of tax credit properties is also a plus. Strong communication, positive attitude, attention to detail, and computer skills are required. Manager will be required to visit apartments for inspections, and supervise a maintenance tech. Some light maintenance experience would also be a plus, but is not required. The best candidates will have an ability to balance multiple tasks, deal with a variety of personalities, and demonstrate excellent judgment. Experience with OneSite software preferred. A customer service attitude and a commitment to excellence is also a plus.
Company policy requires criminal background checks and drug testing of all employees. A valid drivers' license and access to transportation is required. The company offers health insurance, 401(k) options, and paid annual leave.
Job duties include rent collection, posting of notices, taking applications, completing recertification paperwork, apartment inspections.
