Job Summary

Our residential property management company is growing, and we're seeking a talented Maintenance Director to build and optimize maintenance operation processes. In this highly visible role, you'll have the opportunity to put your stamp on our maintenance workflows from the ground up.

Schedule:

• In Office work, NO Remote, NO Traveling
• 8:30am-5:00pm

What You’ll Do:

• Oversee project managers responsible for preparing rental properties for new tenants, ensuring quality standards
• Identify and implement best practices for maintenance operations including work order management, vendor coordination, and quality control
• Cultivate relationships with top-tier third-party vendors and contractors across trades (HVAC, plumbing, electrical, etc.)
• Provide training/development for project managers
• Continuously monitor and analyze maintenance costs, approving repair expenditures within budget
• Establish KPIs and reporting to drive operational excellence across the maintenance division
• Collaborate with other teams to align maintenance priorities with overarching business objectives

What You Need:

• High school diploma or equivalent required; Bachelor's degree or at least 5 years in a related field preferred
• Proven experience leading a multi-site maintenance operation, preferably in property management
• Track record of developing efficient processes and operational best practices from the ground up
• Strong knowledge and communication across multiple trades
• Exceptional talent for issue resolution, negotiation, and managing within tight deadlines
• Ability to provide hands-on leadership while equipping teams with training and development
• Outstanding communication abilities to work together with executive leadership, staff, residents, and vendors
• Excellent leadership and communication skills
• Ability to effectively manage multiple projects simultaneously
