UG2 is seeking a skilled Painter and General Mechanic. The successful candidate will provide support for general building operations, performing inspections, tests, and preventative maintenance on various building systems. This individual must be results-oriented and proactive in ensuring the continued operation of mechanical, electrical, and automatic temperature control equipment.

Responsibilities:

• Perform mechanical work necessary for the installation and maintenance of equipment, systems and facilities.
• Conduct preventative maintenance and repairs on all air & water distribution system equipment, including but not limited to various types of mechanical and electrical equipment.
• Perform re-lamping, both indoor and outdoor.
• Daily operation, inspection, maintenance, repair, or assist in repairs of building Energy Management System & Building Automated System, and Fire Safety System when required. Stay updated on the operation of these systems through manuals or service representative training, when provided.
• Conduct daily/weekly tours of mechanical spaces, tenant/public areas, roofs, and building grounds.
• Respond to service calls/tenant requests for HVAC, plumbing, lighting, escorts, general carpentry & painting duties, key making, picture hanging, moving furniture and equipment safely as needed, and provide support or assistance when needed.
• Respond to emergency situations and trace, troubleshoot and repair problems; may be required to wear a cell phone, pager, or carry a shop radio for rapid response.
• Conduct general housekeeping to mechanical/electrical rooms including sweeping, mopping, and painting.
• Perform routine repairs related to Carpentry, General Maintenance, and assist all other trades as required.

Qualifications:

• High School Diploma with 3-5 years related experience and/or training; or equivalent combination of education and experience.
• Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of the organization.
• Ability to calculate figures and amounts such as discounts, interest, commission, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
• Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
• Must be able to work varying shifts, weekend and holidays as needed.
