In this position, your chief responsibility is to maintain the condition and functionality of our cotton warehouses. The ideal candidate will be a jack-of-all-trades, with in-depth knowledge of maintenance procedures, electrical systems, plumbing, and basic carpentry. To excel in this position, you must be an outstanding problem-solver with exceptional communication and organizational skills.

Requirements:

• Inspect buildings, equipment, and systems to identify any issues.

• Perform routine maintenance around the building including plumbing, electrical, and structural issues.
• Maintain the building HVAC equipment.
• Repair broken or leaking plumbing to avoid water damage and restore full use of water fixtures, including sprinkler systems.
• Work on damaged electrical wiring when a shortage or severed wire occurs.
• Handle basic repairs that require general carpentry knowledge.
• Provide lawncare and general upkeep of entire property. 
• Paint the building when old paint has become faded or chipped.
• Apply preventative measures to the building to reduce the risk of future problems.
• Plan and schedule repairs with outside vendors as needed.
• Maintain the maintenance records for equipment.
• Maintain equipment and tools needed for repair work. 
• Maintain safe and clean working environment.

Qualifications:

• A minimum of 2 years’ experience in a similar role.
• In-depth knowledge of electrical and hydraulic systems.
• Advanced understanding of general maintenance procedures and techniques.
• Physically capable and available to work overtime including weekends, evenings, and holidays as needed.
• Effective problem-solving abilities.
• Excellent written and verbal communication skills.
• Must be well- organized and have the ability to prioritize tasks.
