Real Estate (RE) provides real estate services for the UC San Diego campus investment portfolio of university-owned and leased property valued in excess of $1.2 billion and a pipeline of projects valued in excess of $3.5 billion. The RE Department is responsible for negotiating and implementing public/private partnership development projects, property acquisitions and dispositions, on-campus leasing to third parties including retail and research tenants, and off-campus leasing as landlord and as tenant. RE is a comprehensive real estate organization whose objectives are to complete real estate transactions on time, within budget, and to the satisfaction of its clients and as a fiduciary for The Regents of the University of California (Regents).The office comprises functional units that include real property acquisitions and public-private partnerships, leasing - as both landlord and tenant, fiscal management and administrative services, and asset management and dispositions.

POSITION OVERVIEW

This position represents the Campus under the direction of the Executive Director to provide real estate services, analyses, and negotiations in commercial real estate transactions to implement Campus objectives.

Reporting to the Director, Real Property Acquisitions and Public-Private Partnerships, applies professional knowledge or expertise in one or more specialty areas of real estate and serves as lead person on one or more program(s) within multiple disciplines including real property acquisitions, public-private partnership development projects, ground leases, financing and financial analysis, due diligence, title, survey, escrow coordination and appraisals. Exhibits a thorough understanding of the real estate development and operations process including site assessment, planning and design, financing, scheduling, cost estimating, financial proformas, construction, tenant improvements, leasing, and operations.

Demonstrates solid and experience-based judgment in selecting methods and techniques for obtaining solutions that consider the best interests of the University.

Experienced professional who applies needed analysis in support of real estate transactions and decision-making efforts in their specialty area. Prepares financial analyses to evaluate decisions. Completes any required financial forecasts, budget analyses, project schedules and reports of activities related to assigned Real Estate projects.

Coordinates and reviews financial and analytical studies for due diligence efforts for targeted real property acquisitions and public-private partnership transactions. This position also represents the Real Estate Department on matters relating to the University’s Right of Way/Regional Transportation and other infrastructure projects including coordination with other public agencies. Such projects may require the incumbent to negotiate and prepare license and access agreements. Performs a critical role in real property acquisitions including the coordination of property due diligence, performing title and survey reviews, and negotiation, validation and preparation of purchase and sales agreements.

Requires a professional with exposure to a variety of real property legal agreements including license agreements, lease agreements, easements, purchase and sale agreements, ground lease agreements, and related documents.

QUALIFICATIONS

  • Professional experience in commercial real estate practices and lease contract development.

  • Professional experience in commercial real estate practices and easement development.

  • Demonstrated knowledge and understanding of appraisal methods including eminent domain appraisal methods, real estate law including eminent domain law, and contract interpretation, as evidenced by a California Real Estate Salesperson’s or Broker’s License and/or a California Certified General Real Estate Appraiser’s License.

  • Demonstrated knowledge and understanding of commercial property management, basic real estate law, and contract interpretation.

  • Proven ability and experience in conducting lease negotiations relating to financial and legal contractual terms, contract development, space planning, coordinating tenant improvements projects, finance, and property management.

  • High level of analytical, mathematical and decision-making skills in order to analyze and interpret financial and legal contractual terms and to draft formal contracts.

  • Ability to effectively resolve legal, financial and contractual issues and disputes.

  • Excellent interpersonal skills, including tact, diplomacy and flexibility to interact and maintain working relationships with University departments, University administration, industry representatives, charitable organizations and governmental agencies, including skills to clearly communicate information to a broad variety of people in written form, in person and on the telephone.

  • Strong computer skills, including production of complex legal contracts, as well as analyses including spreadsheets, databases and modeling applications, specifically for financial feasibility analysis, operating budget performance analysis and database development.

  • Excellent written and oral communication skills, including the ability to compile data and information, and draft formal documents and produce reports. Ability to draft accurate correspondence based upon negotiations and / or conversations, and the ability to keep accurate notes regarding transactions.

  • Ability to prioritize assignments, work independently or as a member of a team, as well as be responsive to supervision.

  • Demonstrated effective interpersonal skills to interact with diverse individuals and groups. Understanding of the diversity and inclusivity goals of the Department and Campus with the skills and abilities to contribute toward meeting and exceeding those goals.

  • Ability to deal with a multiplicity of demands and projects on an ongoing basis. Ability to work in a fast- paced environment of changing priorities and to maintain accuracy and attention to detail.

  • Demonstrated knowledge of economic and general accounting principles and practices.

  • Understanding of risk management, seismic, fire and other life safety and ADA compliance issues.

SPECIAL CONDITIONS

  • Job offer is contingent upon a satisfactory clearance based on background check results.
  • Bachelor's degree in related area and / or equivalent experience / training.
  • Possession of a California Real Estate Salesperson's or Broker's license is preferred.
  • Valid California Driver's license.

Pay Transparency Act

Annual Full Pay Range: $82,500 - $151,500 (will be prorated if the appointment percentage is less than 100%)

Hourly Equivalent: $39.51 - $72.56

Factors in determining the appropriate compensation for a role include experience, skills, knowledge, abilities, education, licensure and certifications, and other business and organizational needs. The Hiring Pay Scale referenced in the job posting is the budgeted salary or hourly range that the University reasonably expects to pay for this position. The Annual Full Pay Range may be broader than what the University anticipates to pay for this position, based on internal equity, budget, and collective bargaining agreements (when applicable).
