Responsibilities

• Direct the processing of all meter readings including kWh, ton hours, BTUs, water, gas and electricity
• Participate in inventory control program to ensure proper amount of parts and tools on site to maintain the building
• Maintain organized files for the building plans including as built drawings and tenant improvements
• Conduct annual, semi-annual, quarterly and monthly equipment inspections for preventative maintenance
• Conduct routine property inspections to prevent and/or identify maintenance repairs, cleanliness and safety issues.
• Participate in the management of building improvements to ensure the integrity of the building systems
• Ensure all city, state, and federal regulations are met at the property
• Respond to tenant complaints, assigning appropriate individuals to handle problems.
• Inspect quality of work to ensure tenant satisfaction
• Assumes responsibility for general administrative functions
• Assist in the planning, organizing, directing and updating of building life safety and security procedures
• Ensure adherence to company policies and procedures Assumes responsibility for Tenant Relations Communicate with Tenants regularly by telephone, email and in person to address their maintenance requests

Requirements

• Must have knowledge of mechanical, electrical, pneumatic controls, air systems, maintenance, and various types of HVAC systems in a commercial building.
• Must have 2-4 years previous experience in all phases of building maintenance.
• High school diploma required.
• Ability to adapt in a non-routine, fast-paced and changing environment.
• Ability to perform a wide variety of duties and responsibilities with accuracy and speed under the pressure of time-sensitive deadlines.
• Strong communication skills for networking with vendors, customers, property managers and general public.

Job Type: Full-time

Salary: $50,000.00 - $60,000.00 per year
