Job Title: Assistant Property Manager

Reports To: Property Manager

Property Details: Federal Point is a 185-unit multifamily tax credit development, controlled access community with a Business Center with Huddle Rooms, Media Room, Fitness Studio, and Elevators.

Assistant Manager Objectives:

  • Supports Property Manager in overseeing and managing the financial and operational components of assigned properties.
  • Oversee property collection policy to reduce delinquency and increase bad debt recovery.
  • Improve resident retention to reduce turnover

Essential Duties:

  • Creates positive, welcoming, supportive environment for co-workers, residents, visitors, and property associates.
  • Lease apartments and renew leases for prospective and current tenants.
  • Assist with welcome meetings for new move-ins at designated properties.
  • Assist with collecting and posting rent within same business day.
  • Monitor delinquency and pursue by phone, email, visits and letters to delinquent residents with outstanding balances.
  • Monitor all PTP agreements and transfer files for eviction.
  • Process all FAS move out files (once charges are submitted by maintenance) and must be processed 15 days from moveout date.
  • Assists with ensuring all property activity is recorded in Onesite software.
  • Complete all annual renewal paperwork with residents starting 120 days out from renewal date.
  • Investigate complaints, disturbances and violations and resolve problems following management rules and regulations.
  • Listen & resolve resident concerns before being escalated to Property Manager.
  • Prepare, submit and maintain accurate records, reports and documents.

Requirements

Essential Qualifications:

  • At least 2 years property management experience
  • Excellent time management, organizational and written skills
  • Strong supervisory skills and must be able to meet deadlines
  • Enthusiasm, good attitude, trustworthiness, personal integrity and honesty
  • Good human relation skills demonstrating the ability to deal with Residents, Peers and Supervisors
  • Able to work in fast-paced environment while remaining conscientious and adhering to policies and procedures
  • Knowledge of computer software specifically excel and Microsoft word. Ability to learn property management software (Onesite) quickly
