The Community Director Role is an exciting opportunity for a highly rewarding career in a fast-paced environment. The Community Director is responsible for property operations and sales and marketing of the community. They will coordinate the financial stability of the community, staffing practices, and day to day operations to fall within the operational guidelines of governmental agencies and the parent company.

Job Responsibilities:

  • Responsible for all day-to-day operations and managing all team members.
  • Maintains high degree of resident satisfaction and retention through consistent delivery of high-quality services and prompt responsiveness to any resident concerns.
  • Maintains relationships with prospective residents, community organizations, government agencies, and the public.
  • Administers annual resident satisfaction survey.
  • Actively participates in the budgeting process.
  • Controls expenditures by staying within the constraints of the approved budget.
  • Meets and exceeds budget occupancy and revenue goals for the property.
  • Hires, trains, disciplines, and terminates associates in accordance with company policies.
  • Responsible for hiring, promoting, executing disciplinary actions, and terminating employees as well as ensuring consistency in the selection and retention of quality personnel.
  • Ensures buildings, grounds and property are up to company standards through the oversight of preventative maintenance systems and programs, and frequent inspections that meet company standards of excellence.
  • Maintains current departmental policies, procedures, and licenses in accordance with company, Federal, State, and local requirements.
  • Acts as a member of Resident Counsel.
  • Becomes active in social and civic affairs of the local community.
  • Represents the facility and the company to governmental agencies, professional organizations, community groups and other appropriate public agencies/groups.
  • Utilizes sales and marketing activities and strategies to maximize occupancy.
  • Oversees the resident lease process to assure required documentation is completed in a timely manner and in accordance with established policies and procedures.
  • Approves and tracks invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity and coding charges to appropriate department.
  • Manages lead database to properly cultivate leads by analyzing target markets, sales objectives, and marketing strategies.
  • Cultivates leads through phone calls, e-mails, in person appointments, virtual appointments, events and more to generate interest and provide information to prospects.
  • Responsible for closing Sales in line with budget and occupancy goals.
  • Follows up with new residents to ensure satisfaction with new accommodations.
  • Maintains and documents follow-up with prospects and applicants through CRM database.
  • Assists with the development of the departmental advertising plan, special events and promotional activities.
  • Works with the VP of Sales Marketing and other representatives to develop and implement marketing research.
  • Prepares occupancy reports.
  • Maintains confidentiality of resident and company records.
  • Attends Marketing and networking events externally.
  • Plans and coordinates special events and activities to increase prospect visitation to the Community.
  • Develops and maintains positive working relationship with residents, family members, staff, management, and external contacts.
  • Assists in developing and executing Sales and Marketing plans and programs, both short and long range, to ensure maximum census.
  • Create, promote, and maintain good public relations.
  • Identify and establish an effective network of community and professional sources, to include but not limited hospitals, rehabilitation centers, etc., to provide resident referrals and develop relationships that provide on-going lead opportunities for the Community.
  • Maintain a thorough knowledge of the community’s activities and services to effectively and accurately represent and promote the Community to referral sources and prospects.
  • Maintain current knowledge of the local market trends and competitors to assist in developing and executing effective sales and marketing strategies.

Requirements:

  • Building management experience preferred.
  • Bachelor's degree in advertising, marketing, communication, or equivalent experience preferred.
  • Three years’ experience in Sales/Marketing, preferably in the Senior Living Industry.
  • Self-initiator with excellent interpersonal and communication (verbal and written) skills.
  • Ability to exercise considerable judgment and discretion in establishing and maintaining positive internal and external working relationships.
  • Ability to work in a fast-paced environment that is goal driven.
