Summary

This is a full-time position that will be responsible for supporting property maintenance operations for third-party properties. This role requires a blend of technical skills, communication abilities, and a strong sense of organization to ensure that properties are well-maintained and meet the required standards. Attention to detail, strong communication skills, and the ability to coordinate maintenance activities will contribute to maintaining high standards of property maintenance and tenant satisfaction. This position will work closely with property managers, other maintenance technicians, and external vendors to address maintenance issues promptly and efficiently. Responsibilities

• Assist in maintaining all electrical, plumbing and HVAC systems in the building in coordination with the Property Manager.
• Perform painting and structural repairs to masonry, woodwork, and furnishings of buildings.
• Mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse.
• Collect and discard trash in outdoor trash containers according to lease schedules; ensure local laws and procedures for the storage and disposal of supplies, trash, rubbish, and waste are followed.
• Complies with all OSHA, sanitary, environmental and safety requirements.
• Maintain clean and orderly entrances. This includes removing snow and snowmelt material.
• Perform monthly changing, inspecting and log chart on all emergency exit signs, HVAC filters and fire extinguishers.
• Assist other departments and tenants as requested, including moving furniture and unloading and storing supplies.
• Liaise between property managers, tenants, and external vendors to coordinate maintenance activities.
• Collaborate with external vendors and contractors to obtain quotes, schedule repairs, and ensure work is completed satisfactorily.
• Maintain a database of preferred vendors and contractors, evaluating their performance and reliability for future projects.
• Ensure clear and concise communication channels are maintained throughout the maintenance process.
• Log maintenance requests on Computer Maintenance Management System (CMMS).
• Organize schedules to accommodate and complete tasks in different buildings within a workday.
• Act as a point of contact for emergency maintenance issues outside of regular business hours.
• Coordinate emergency repairs and ensure prompt resolution to mitigate property damage and tenant inconvenience.
• Fill in for Third Party Custodian when absent.
• Perform other duties as assigned by management.

Qualifications

• A high school diploma or equivalent education with one to two (1-2) years of related experience and/or training; or an equivalent combination of education and/or experience may be considered.
• Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
• Ability to apply common sense understanding to conduct instructions furnished in written, oral, or diagram form.
• Ability to operate machinery, equipment, small power tools, and hand tools in a safe and efficient manner.
• English language fluency, verbal and written.
• Acceptable results of a pre-employment background check and drug/alcohol test.
