Maintaining high company standards, supplements maintenance, landscape, and management efforts to keep the community in a clean and orderly condition.
Contributes to the achievement of occupancy goals by providing daily attention to the appearance of vacant apartments and common areas. Responsible for the maintenance of various facilities (pools, laundry rooms, barbecues, fixtures, drains, etc.) Works to make the living experience, particularly the first and last impressions, of the highest quality. Remains informed and aware of conditions that could have an impact on our ability to maintain a quality living environment for our residents. This position performs additional duties as assigned.
MAINTENANCE RESPONSIBILITIES
· Very organized, detailed & has high techincal skill level with a wide range of repairs
· Encourages and promotes positive attitudes with others
· Can handle work volume and is good with multitasking
· Working & communicating with Director of Maintenance and Management on daily and weekly basis to ensure all responsibilities and duties are in align with company standards
· Responsible for coordinating the daily and weekly schedules for property
· Supervise all maintenance staff and delegating jobs for the best completion and efficiency
· Maintaining property inventory, controlling cost and budget expenses
· Working with various vendors to ensure competitive pricing is received on all services
· Keeping all equipment, material and supplies clean and organized at all property sites
· All supplies and material ordering will run through Director of Maintenance
· Inspecting all properties weekly (observing big and small details around properties that need or should be done)
· WO are done in the order they are received, unless otherwise an emergency
· Staff is not allowed in residents units unless a work order has been placed with management.
§ To ensure work performed is efficient and organized on a daily basis and prevent
§ All is documented to minimize any liability issues with residents
· Turning Over Units
· Repairs
· Emergency Calls
· Lock Outs
· Standard Calls (plumbing, sinks, toilets, lock outs, leaks, heating and air units)
· Scheduling work orders and preventive maintenance
· Working with various vendors
· Ability to work a flexible work schedule including weekends and holidays if needed. Be available for questions/concerns that arise during evenings, weekends and holidays.

· Must be available on notice in event of snow and/or ice and other on-site emergencies
· A valid driver’s License and clean driving record is required
POSITION TYPE/EXPECTED HOURS OF WORK
This is a full-time position, and hours of work and days are as followed:
Monday – Friday 8 am to 4:30pm
Weekends will be based on an on-call schedule system
