POSITION : Anticipated Maintenance I (CM) Initial Loc. : EGHS 40 hrs MMS11-Grade I Effective : May 10, 2024

ASSIGNMENT : 12 Month

GENERAL RESPONSIBILITIES : Perform minor maintenance and repair duties for the custody and care of the facility to provide a safe, secure, attractive, comfortable, clean, and efficient educational environment to meet the needs of students, staff, and the general public.

This would include light electrical, HVAC, plumbing, general repairs, and maintenance. Perform limited custodial and grounds tasks as needed including setting up for programs and activities as well as any special projects assigned.

QUALIFICATIONS

Maintained regular attendance with no occurrences of attendance abuse during the previous two years as described in Article 13 Section E of the current agreement.

Must be able to communicate effectively and appropriately, as well as exhibit patience and understanding with students, staff, and the general public.

Must be able to understand and follow written and verbal instructions.

Must be able to use prescribed safety and personal protective equipment.

Must be able to lift up to 40 lbs. on a frequent basis and up to 80 lbs. on an occasional basis.

Must be able to perform difficult physical labor in variable weather conditions such as hot, cold, rain, snow, wind, etc.

Must be able to climb stairs and ladders on a frequent basis, and work from scaffolding and lifts on an occasional basis.

Must be able to stand, walk, bend, twist, and reach while performing various assignments as well as operate all related equipment.

Must have successfully completed District-recognized courses in Plumbing 1, Electricity 1, Steam Plant 1, and Blueprint Reading.

The District Training Committee will attempt to identify and pre-approve all recognized courses. If the committee is unable to identify a recognized course, equivalent training and work experience as approved by the committee may be accepted.

Employees are encouraged to enhance their qualifications by participating in the OJT program.

POSITION EXPECTATIONS

  • Maintain the knowledge, skills, and physical ability necessary for electrical tasks including but not limited to repairing and replacing light fixture ballasts, damaged outlets, switches and other electrical fixtures.

repairing drinking fountains, urinals, commodes, and lavatories; rodding and unclogging floor drains and sink traps.

Maintain the knowledge, skills, and physical ability necessary for HVAC systems (air supply units, roof top units, unit ventilators, VAV systems, etc.

operation including but not limited to lubrication, changing filters and belts, cleaning coils, servicing exhaust fans, maintaining and adjusting schedules in the building automation system (BAS), printing reports, and monitoring and operating all building equipment controlled by the BAS.

Maintain the knowledge, skills, and physical ability necessary for corrective and preventive maintenance including but not limited to custodial equipment, repairing student lockers, installing pencil sharpeners, maintaining interior finishes, repairing and adjusting door frames and door hardware, and repairing and patching building roofs.

Must obtain within one year of assignment, and maintain, a current District-recognized Certified Pool Operator's (CPO) certification or equivalent.

  • Perform various maintenance tasks combining skills and knowledge of the various relevant trades, operate building electrical, fire, security, conveyance, plumbing, and HVAC systems including the BAS.
  • Perform general custodial duties and assist other maintenance and grounds-keeping personnel when needed.
  • Be observant and inform the supervisor of potential trouble spots in the operation of building systems and equipment to prevent a failure or breakdown.
  • Observe and comply with appropriate required codes.
  • Perform snow removal and salting on an occasional basis as needed.
  • Perform assigned tasks in the amount of time appropriate to the task at hand.
  • Identify and take action to remedy potential safety and health problems.
  • Project a positive image of the District to the students, staff, and the general public.
  • Report in writing to the supervisor any observed misuses and needed repairs to school property.
  • Participate in District-sponsored training programs to maintain and update knowledge, skills, certifications, and licenses as required for this position.
  • Effectively communicate and appropriately respond to various forms of electronic communication provided by the District.
