General Information

Position: Store Manager

Reports to: Director of Operations

Location: West Circle Storage, Self Storage of Rochester

Hours: Monday - Friday, 9:00 am - 5:00 pm

Full-time / Non-exempt

Job Summary

The Manager is responsible for the daily operations of the self-storage facilities. The Manager must be reliable, personable, motivated, and a self-starter. Primary duties are leasing units, retail sales, customer service, handling accounts receivable and vendors, and marketing the facility to the surrounding community. The Store Manager will work alongside the team to maximize income/sales and meet revenue and occupancy goals. The individual will have strong computer skills and the ability to handle customers efficiently. This individual is also accountable to protect, maintain, and enhance the value of their assigned self-storage asset(s) to maximize the owner’s financial return and for the benefit of the tenants. Weekend and after-hours activities may periodically be required.

Essential Functions and Duties:

Daily Tasks:

  • Greet each visitor with a smile and a handshake, and provide each customer with premier customer service and the ultimate self-storage experience, exceeding all customer expectations.
  • Be prepared to demonstrate the features and benefits of your facility, including showing vacant units, and explaining the gate system.
  • Complete a lease for every unit rented, per company requirements. Explain the terms of the lease to the new tenant, and collecting signatures.
  • Direct the day-to-day activities of loss prevention, risk management, safety/security, maintenance, marketing, landscaping, snow removal, tenant build-out, and other store operations.

Administration Tasks:

  • Maintain accurate records of all customers, including but not limited too, payments, and notes.
  • Complete collection calls and send reminder notices for delinquent accounts.
  • Prepare auction units and paperwork according to procedure and lien laws as needed.
  • Establish and maintain collaborative working relationships between co workers, tenants, clients, and the public whether by mail, phone, in-person, or electronic.

Maintenance:

  • Sweep vacant units to rentable condition.
  • Complete scheduled facility walk-thru and lock checks.
  • Ensure grounds, office, and bathrooms are clean and presentable at all times.
  • Manage, coordinate, and oversee requests for repairs and maintenance with vendors.
  • Direct maintenance personnel and workers engaged in maintenance and upkeep.

Marketing:

  • Work with the team to meet or exceed monthly the company marketing goals, including making sales calls, emailing prospects and current customers, posting on social media, and attending company approved marketing events.
  • Follow-up on all leads received at the facility via phone, web, or in-person promptly to convert the lead to a rental.
  • Make bank deposits and post receipts as instructed.
  • Audit daily paperwork and process approved invoices.

Monthly Goals:

  • Meet or exceed monthly budget goals.
  • Achieve monthly occupancy and revenue goals.

  • Employee must be able to regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds, and occasionally lift and/or move up to 100 pounds with assistance. Specific vision abilities required by this job include distance vision, peripheral vision, depth perception, and ability to adjust focus. While performing the duties of this job, the employee is regularly required to stand, walk, use hands to finger, handle, or feel, and reach with hands and arms. Employees are frequently required to climb or balance, bend, kneel, crouch, or squat and talk to hear. Employees are occasionally required to sit for extended periods.
