Town of Leland is Hiring a Facilities Maintenance Supervisor Near Leland, NC

Description

Performs difficult skilled trades work supervising and participating in the preventative maintenance, repair, and cleaning of parks and Town facilities, vehicles, and equipment, identifying and addressing maintenance needs, enforcing OSHA safety standards, and related work as required. This position is designated as essential during emergency or disaster situations. Work is performed under the general direction of the Facilities Superintendent. Full supervision is exercised over subordinate crew members. 

Essential Job Functions

  • Performs and evaluates department operations and initiatives related to Town facility maintenance and property maintenance and cleaning. 
  • Prioritizes, and assigns work orders to crew; manages the online work order entry system; verifies, and documents completion of work orders.
  • Supervises daily operations of staff and communicates needs to for execution.
  • Develops and implements written maintenance and cleaning plans that address identified needs.
  • Performs regular evaluations of crew activities and maintenance needs; provides reports to supervisors.
  • Responds to complaints and concerns regarding parks and facility maintenance and cleanliness by written and oral correspondence with the public and supervisors.
  • Performs more complex maintenance tasks related to equipment, vehicles, furnishings and interiors, electrical systems, plumbing systems, etc.
  • Assists with inventory of facility and custodial supplies.
  • Assists with purchasing for the division including preparation of contracts, purchase orders, and bid packages for projects.
  • Manages crew time records, annual evaluations, and continuing education.
  • Oversees and enforces proper safety protocols to ensure crew safety.
  • Performs work during emergency or disaster situations upon request and as assigned by management.

Requirements

  • Associates/Technical degree with coursework in public or business administration, project management, or related field and considerable experience in facility maintenance, building trades including supervisory experience, or equivalent combination of education and experience.
  • Possession of an appropriate driver's license valid in the State of North Carolina.
  • Possession of the OSHA 30 certification or the ability to obtain in 1 year.
  • Possession of a North Carolina Electrical License or a North Carolina HVAC license or the ability to possess one within 2 years of hire.
  • Ability to obtain first aid, CPR, and AED certifications within six months of hire.
  • Possession of or ability to obtain Aquatic Facility Operator (AFO) and/or Certified Pool Operator (CPO) certification within one year of hire. 
  • Possession of or ability to obtain Certified Playground Safety Inspector (CPSI) within two years of hire.
  • Ability to obtain a Type II EPA 608 HVAC in 1 year of hire.

Knowledge, Skills, and Abilities

  • Thorough knowledge of the principles, practices, equipment, tools, and materials used in park and facility maintenance.
  • Thorough knowledge of general appliance repair and maintenance.
  • Thorough knowledge of hazards and necessary safety precautions involved in construction work.
  • General electrical, plumbing, HVAC, carpentry, and mechanical skills.
  • General automotive maintenance skills and diesel engine repair.
  • Skill in the use of hand and power tools of the trade.
  • Ability to communicate effectively in oral and written forms.
  • Ability to plan and supervise the work of subordinates.
  • Ability to use computers and various software systems.
  • Ability to maintain work orders and prepare technical reports.
  • Ability to perform work during emergency or disaster situations upon request and as assigned by management.
  • Ability to establish and maintain effective working relationships with associates, contractors, consultants, architects, engineers, and the public.

Physical Requirements

This work requires the frequent exertion of up to 10 pounds of force; occasional exertion of up to 50 pounds of force; work regularly requires standing, walking, speaking, hearing, and using hands to finger, handle or feel; work occasionally requires sitting, climbing, balancing, stooping, kneeling, crouching, crawling, reaching with hands and arms, pushing, pulling, and repetitive motions; work requires standard vision; vocal communication is required for expressing or exchanging ideas by means of the spoken word; hearing is required to perceive information at normal spoken word levels; work requires preparing and analyzing written or computer data, visual inspection involving small defects and/or small parts, use of measuring devices, assembly or fabrication of parts within arm’s length, operating machines, operating motor vehicles or equipment, and observing general surroundings and activities; work occasionally requires work near moving mechanical parts, work in high precarious places, fumes or airborne particles, toxic or caustic chemicals, exposure to outdoor weather conditions, risk of electrical shock, vibration, and exposure to blood borne pathogens; work is generally in a moderately noisy location (e.g. use of power tools, construction equipment, light traffic).
