Job Title: Groundskeeper

Overview:
Time Out Communities, a leading management company of mobile home parks with over 1,000 units under management, is seeking a dedicated Groundskeeper to join our team. The Groundskeeper will play a vital role in maintaining the cleanliness, safety, and overall appearance of our mobile home parks. This position requires a proactive and detail-oriented individual who takes pride in their work and is committed to providing exceptional service to our residents.

Responsibilities:

  • Park Maintenance: Perform routine cleanup of common areas including streets, sidewalks, playgrounds, and community facilities to ensure a clean and attractive environment for residents and visitors.
  • House Cleanouts: Thoroughly clean and prepare mobile homes for new occupants after move-outs, including removal of debris, deep cleaning of surfaces, and disposal of unwanted items.
  • Light Maintenance Work: Assist with minor repairs and maintenance tasks as needed, such as painting, fixing fences, repairing signage, and addressing landscaping issues.
  • Lock Changes: Change locks on mobile homes as required, ensuring security and access control for both vacant and occupied units.
  • Grounds Inspection: Conduct regular inspections of the grounds to identify any safety hazards, maintenance needs, or cleanliness issues, and take appropriate action to address them.
  • Equipment Maintenance: Maintain and operate groundskeeping equipment and tools in a safe and efficient manner, reporting any maintenance or repair needs to management.
  • Customer Service: Interact professionally and courteously with residents, contractors, and other team members, responding promptly to inquiries and addressing concerns in a timely manner.
  • Compliance: Adhere to company policies and procedures, as well as local regulations and safety standards, to ensure the well-being of residents and the integrity of the property.
  • Emergency Response: Assist with emergency situations as needed, such as severe weather events or maintenance emergencies, by providing support and implementing contingency plans.

Qualifications:

  • Previous experience in groundskeeping, janitorial, or maintenance work preferred.
  • Basic knowledge of landscaping techniques, equipment operation, and safety protocols.
  • Ability to perform physical tasks such as lifting, bending, kneeling, and operating machinery for extended periods.
  • Strong attention to detail and the ability to prioritize tasks effectively in a fast-paced environment.
  • Excellent communication and interpersonal skills, with a customer-focused approach to service delivery.
  • Valid driver's license and reliable transportation required.
  • High school diploma or equivalent preferred.
